Hello again. Buying a property in Spain is very similar to buying in the U.K. If you have a mortgage on the property, the banks will hold your deeds. If it's a cash purchase, the deeds will be passed over upon completion. However, Camposol gained a little bit of a reputation due to the actions of the builder in not supplying the deeds on completion of purchase. This is due, in part, in them not having full planning permission to build as many properties as they did. Therefore, the "escrituras" could not be issued to some houses. Now that proceedings are in place against the builder of the development, the banks have taken control and the properties on offer through banks will have the correct licenses etc in place. If you are purchasing privately, ensure the agent has investigated that all paperwork is valid for that property. IN ALL CASES, enlist a solicitor and ask them to check the validity of the property. Don't worry if you are not fluent in Spanish. I know it's a daunting task buying in a foreign land, but there are a number of good interpreters in and around Camposol that offer a brilliant service. We enlisted Viva House solicitors, and a lady called Mercedes, to oversee our purchase. Speaking good English and keeping us fully informed along the way, she sorted everything legal that we required. Give her a call. Good luck with your purchase and I hope you enjoy your new life here on Camposol.
