Hi everybody,

My name is Jan and I am thinking of buying a property in the Almendricos area. There is a large warehouse on the land which has been used to store farm machinery and the like in the past. I was wondering if I could turn this warehouse into a small business. For example, storing vehicles, caravans, motor homes, motorbikes for ex pats when they return to the UK. Or maybe furniture for those who are between houses or don’t have access yet to their new homes. I would not charge very much, just a symbolic amount, but I would welcome your thoughts on this.

You can't do something like this & charge a 'symbolic amount'.

You will have costs to consider such as insurance, security, taxes etc etc.

You will get into serious problems if somebody parks a £65 000 motorhome there & it gets nicked !!

Yes, of course, I would make sure I had insurance to cover whatever was parked in the warehouse. What I really meant was that I would not charge high storage fees. But the land is fenced and gated and the warehouse secure and I did meet a few people who were anxious not only to get their motor homes off the street while they were away in the UK but also some others who needed furniture stored while they refurbished a country property so thought it could be an extra activity for me.

Before going any further contact the Council to make sure you can change use. I know you will be using it for storage but that is completely different to anything agricultural. An instance is someone I know rented a building to store his cars, eventually the authorities found out the building had changed use from agriculture to commercial and thus presented all sorts of problems. In the end he moved to other premises.
