New to the area

Hi everyone

Myself & wife are in the process of buying a house in Ribera.

We have applied for NIE and Spanish bank account.

We wont be full residents just a month here & there when work allows.

What costs do we need to know about?

Just making sure ive not missed anything.

You should allow 12-13% additional to the purchase price of a property to cover the associated costs (the key cost being the property purchase tax at 8% (compared to 1.5% for Stamp Duty in the UK)); although I expect you already know this.

The other costs will be 1).  IBI (the Spanish equivalent of Council Tax) - this is generally much lower than it would be for a similar property in the UK. 2). Annual non-resident property tax - will be a few hundred euros.

Apart from that, just the normal costs of running a property. If you are on Urbanisation or golf course there will be community / maintenance fees.

The property is in Ribera with a small community cost.

Was trying to grasp average price for water/electricity per month.

Now that we are so close to finalising things im getting nervous if im doing the right thing.

We will be trying our best to learn some Spanish in the hope we are accepted by the locals

Electricity is a little more expensive than the UK. Main supplier in this area is Iberdrola although I've seen Nordic Energy recommended. The electricity tariffs were split for all suppliers earlier this year between high, medium & low times - unless you are already on a fixed contract - which some people have struggled to get used to.

Not many properties have gas (either mains or bottled), so you will find your electricity costs higher than the UK, but offset by nil gas. Many properties have wood burners, etc. as you do need heat in the winter - It was -2'C here last night!

Hi, Bobby. We have a holiday home but not on an urbanisation.   When we aren't there, our standing charges for electric are circa €17 euros per month and for water (including Basura the rubbish collection) are circa €20 euros a month.  When we are there, they increase to circa €25 and €30 respectively.  I'm surprised how cheap it is, but we don't have air con or a pool. Our gas bottle for hot water and cooker costs €13 and lasts 2 - 3 months.  We would typically do 4 weeks there and 10 weeks at home. Hope this helps.

Have a 2 bed apartment in Santiago La Ribera occupied all year.

All cooking done with a free standing double oven and hob (imported from UK) all hot water by internal auto start boiler.

Both of these items run on 12.5 kl botte of  Butano my preference is Repsol current cost after an increase this month 17.75 euros, ( the highest since 2007) a bottle will normally last between 45 to 52 days.

Electricity supplied by Iberdrola on what they call Plan Estable  which means you do not have different rates for different times of the day.

Air conditioning only used in the summer and heating is by fibre wall panels that have temperature and timer controls. Bathroom has infrared  wall heater.

I have attached some screen shots of actual annual costings which I hope will help. if you would like any more basic information please let me know.

it's always a good idea to register on the Padron, apart from anything else it benefits the community  as the number of people on the Padron increases the amount of central government funds allocated to the area and it is appreciated when you do it. It just means going to the Ayuntamiento in the Square in San Javier.  you'll find La Ribera a lovely place to live, good luck ,enjoy your new home
