Hello, we have just learnt our property is near the new interchange Yecla we are quite concerned about how close it is going to be to our property ,

We bought the property in March 2019 nothing was mentioned when we bought  the property ,and of course with covid we have not been across ,some very dear friends check every couple of days and were shocked when they saw what had happened machinery etc .

Could anyone give advice on how we can find out what is happening !!!

Who we can contact,  surely we should have been informed by someone.

thank you In anticipation

Lynda and Tony

When you buy a property in Spain, it's really up to you to do your own due diligence or if you are employing legal assistance, this would be for your abogado to do, on your behalf. A visit to the local Town Hall planning office would have shown up any local plans for developments etc. close to the property that you were planning to buy and there are plenty of forums, Facebook groups etc. that you can join and keep up to date with what's going on. I did a quick Google and found a link to a map, which I hope will throw some light on your worries. Just click on the link and download the map and the new interchange seems to be at the top of the page. I hope that it won't affect you negatively in your new property and wish you all the best when you finally get over to stay in it.

Hi

I think the road you are talking about is the link between the A33 and N344.  It crosses both the Pinoso road which is the RM 424 and the Villena road which is the CV 81.  It cuts through the campo from the end of the A33 on the Pinoso road, and then crosses the CV81 after the factory’s have finished and before you get to the Trabis roundabout when heading towards Villena, before heading across campo again towards the mountains where the quarry is and which runs alongside the N344 to Caudette

Not sure where you are with regards to this but hopefully this helps

Michelle

I have no interest in this except i like looking at maps, it would be nice to know from Lyntone is in fact it has any effect on their house.

Looking at the I see two A33 motorways, so I assume that these will join up as money allows and will join the RM425 at the existing roundabout at the East of the town, when complete this should reduce traffic through Yecla.

THe RM425 does not look like it has any effect on residential property, I would never buy a property without looking at maps and doing some reseach into the area/locality in which I am buying.

Hi

there is only 1 A33, it currently comes from Cieza to Yecla and currently stops at the rm424, the completed A33 will join up with the N344 and onwards to the A31 near caudette and means there will be a motorway link between Murcia and Valencia

The bit that has just started to be constructed is the final piece from the end of the current A33 on the rm424 across the campo south east and east of Yecla to the rm425 or cv81, after the factories end and where there are several residential properties scattered about in the campo

Lynn most of the ground works ie digging back of the earth to indicate where the road will be, appears to have been done, we took a cross country drive trying to follow it, so it may be you could ask your friend to send some photos of the area round your property, you certainly see where it will be crossing the Villena road when you drive along the Villena road, as I said before it’s after the factories end and before the roundabout where the Trabis building is

Sadly the usual response if you ask a lawyer in Spain “why didn’t you tell me about...?” is “you didn’t ask”

Google shows the A33 going south of Yecla and a second section from the A31 to A35 as a by pass to La Font de la Figuera.

I assume that these will be joined up at some time.....

Yes, the connecting bit is underway and is what we are talking about

For any one who is interesting here is a link to an up to date satellite view, earlier in April, the line of the road can be clearly seen.

Good afternoon to everyone who has been kind enough to help with my query about the new motorway at Yecla RM425 .

It was quite a shock to hear what was happening in Yecla . When we bought the property we did ask questions about the factory's in the area and were happy with the answers we received. Never was a new road mentioned and of course we never questioned it ,with luck it will not affect our pleasure of Yecla and it really is a pleasure to have a home there when we can get back ,everyone we have spoken to asked questions ,where we can buy various items nothing has been a problem so thank you all for your help it is very gratefully recieved

Please all stay safe.

Kindest regards

Lynda and Tony
