Hi I'm thinking of buying a property up to about £50k GB and want as much advise and help as possible

What buying costs are there

Monthly bills gas internet water etc

Do I need a car

Is there a bus service in composol

Is there a free pool on site

Do you need heating etc

Any other information would be gratefully appreciated

<<Depends on the size of the property for gas water & electric.

<<Electric monthly standing charge for a 3.3 KW supply approx 14 euro per month

<<5 KW supply standing charge approx 20 euro per month

<<Internet around 25-30 euros fer month for basic

Do I need a car

<< Yes

Is there a bus service in composol

<< Yes but only on the main road & not very regular.

Is there a free pool on site

<< Again it depends where you buy on Camposol

Do you need heating etc

<< Yes

You won't have much of a choice..with a £50,000 budget =approximately €55,000 by the time you factor in around 12% buying cost for solicitors and so on you will be looking to spend around €45,000 on the agreed purchase.

We recently bought. This is breakdown buying whilst we were in the UK and Alberto from corals lawyers in the port done everything including swapping the utilities and opening bank account and setting up direct debits for utilities and ibi and non residence tax. Prices are euros

Notary 900

Land registry 400

Property tax 8%

Furniture tax 4%

Legal fees 950

Power of attorney in Spain 121

Poa applied for in UK 400 sterling

Nie 121 each

Foreigners office fee 9.64 each

Fee to swap water over 62.78

Land registry report 25

Take into account you need to make a Spanish will which is around 200 each but some are cheaper.

Camposol are trying to operate a bus service in the day to run between the sectors. Unless you buy on A or B where property prices are dearer you will need a car. We bought on D and it's lovely and quiet and about a 25 minute walk to the golf course and club house. Communal pools are available on a and b if you bought in certain areas and when I looked into it cost of key to use was about 100 euros a year. Gas bottles are about 15 to re fill. Ours is used for hot water so it is instant. Electricity is expensive. Home and contents insurance for ours was 120. Annual ibi tax last year for ours was 180 so a lot cheaper than the £2100 We pay in UK! 

We looked at quite a few on D within our budget and we preferred the lay out of the Rebecca. Look carefully as some had lots of cracks and evident they had been empty a while and smelt musty and not looked after. You will easily get a decent 2 bedroom for under 50k euro without fees. Good luck

What is furniture tax =4% ...I have not come across this .

If you buy it furnished deduct the price off the property value and it is only 4% instead of including it in the total value which will be 8

Why would you bother informing the Tax man.. that the previous owner was good enough to leave you the furniture... Surely when you are buying you are looking at the bricks and mortar and the surrounding land as a pose to a worn out bed.

you can buy a small 2 bed like mine, on D for about that or less there is one at the back of me for sale i have no pool but a hot tub on the roof and the biggest pool in the world 20 mins from me ans it has a beach as well lol. my electric is winter 60 euro summer 50 euro i use a pellet burner and use one bag every two days at 4 euro a bag on average. my iba is 130 euro per year gas one bottle every two month 15 euro a bottle covers all hot water and hob with electric oven in doors with b b q out in the back yard and a full cooker out side for summer use. family come three four times a year mint i love it.
