I am hoping to move onto Camposol soon and have had an offer accepted on a property on D35. This week I was informed via my solicitor the property is NOT inscribed in the land register. The owner bought it off the developer 15 years ago but it was still registered in his name.

I was not particularly worried as I gather from posts on your forum that this is the case for a large number of properties on Camposol.  It has been suggested that the solicitors retain 8000 euro as they formalise the documentation, which could take up to two years. This seems accept...

Hi Puc123, hope you have more luck selling in the future🤞, although I'm curious as to why people may be reluctant to name and shame agents?

Which sector, if you don't mind me asking, is your villa, I may be your future purchaser?

If the property is not Inscribed on the Land Registry how did the previous owners buy it? Personally I would get them to sort this out, pay any money needed to do that or run a mile.

Sorry, but I wouldn’t touch this, if it is not registered. There are enough houses that are registered to choose from. Good luck

If you prefer to purchase on Camposol then so be it, but there are a lot of properties on there so wait for the right legal one.

If the property price is too good to be true then it probably is.

Personally I would heed the warning, don’t spend any more time on it and move on!

Was it a cheeky offer that they still accepted ??

Hope all goes well for you

There are lots of legitimate properties for sale on Camposol. Why start out with a problem one?

Hi everyone. Just wanting to ask a question if a villa is for sale on D with title deeds but not habitation certificate is this a difficult thing to get?  We actually put a deposit down on one for sale with Mercers as they told us it had all paperwork now we learn that the owner has title deeds but no habitation certificate. We live higher up the coast and was wanting to move to camposol and be part of the community. Our lawyer told us that you need the certificate to get bills in your name. He has been in touch with sellers solicitor to ask about the situation but don't know anything yet. He did say that as long as we have title deeds to the property that's the most important thing to have. Any constructive advice would be much appreciated. Thank you Lynn
