Camposol or Polaris world resorts?

We are looking at buying a holiday home in the Murcia area, done a bit of research but as yet not been out to take a look due to COVID problems. We would visit 3/4 times a year so important to be able to lock up and leave securely. We like a game of golf but not fanatical so just once a week is fine. Keep coming back to Camposol probably due to price but also some of the Polaris world resorts are appealing due to security. Any suggestions/advise???

Polaris is a bit more up market and expensive, but not a great deal there with regard to amenities.

I much prefer Camposol with it's lovely pace of life, facilities, social opportunities  and amenities .

Would recommend Sector A or B to take full advantage of what is on offer. 

Have a good and successful move over.

Thank you for replying to my first post, good start for Camposol. What about the security on Camposol?

Security is no different to anywhere else in Spain or the UK.

It is not a 'gated' community as many of the golf resorts are so anybody has access at any time.

On Camposol you only pay I.B.I / Council tax ...as it's a urbanisation ...my yearly Council / IBI tax bill comes to €400 for a 3 bed 3 bathroom detached villa with private pool....on the Polaris golf resorts you will pay minimum €1,200 ++ per year for the maintenance charges and then pay IBI / Council tax on top of this ... Camposol also has a large community of permanent residents / great golf course and club house load's of shop's/ Bars with live music / Restaurants /community center/dentist/doctors / Bank / post office / large supermarket and so on the choice is yours ...I made my choice 13 year's back and still enjoy Camposol.

I will get some stick for this....

The security is not great on camposol 

In fact there are some properties that have squatters and or others that have been smashed in and looted. Street lighting also an issue. 

This is not everywhere or every sector but the more isolated areas and without many permanent residents living nearby. 

Any gated community is far safer for a lockup and leave. But you will pay a premium for that piece of mind.

Thanks. Yes there is so much to consider and this is a real issue especially as initially it will be holiday home only. Is there a pool on Camposol or a communal pay as you use pool?

I see what you mean about getting some stick for your post, but I appreciate your honesty. 

The community fees at polaris resorts are really high but do cover insurance, maintenance and security is included as part of this......it's such a difficult choice.......

Camposol is cheaper all round but think just need to weigh up everything as I don't want to be worrying about the property when back in UK or dreading what we will find on arrival hoping for a sunshine break!

There are 2 communal pools on Sector A.

One on Poligono RE2 & one on Poligono RE3.

For the use of the residents only & an annual fee of approx 145 euro.

There are a couple of communal pools on the other sectors but I don't know anything about them.

I can't comment specifically on Camposol. However, I've stayed at El Valle a couple of times and played golf at other Polaris World resorts. You may think that Camposol is like living in a large village / small town (I think 4,000+ properties), whereas Polaris World is like staying in a resort. I would expect that the Polaris resorts have a higher proprotion of holiday homes / rentals, whereas Camposol has more permanent residents.

The Polaris World resorts appear quite up market and that's reflected in the prices of properties for sale. El Valle is mostly villas, with a few apartments, and has the best golf course. The properties are 'low density'. The others are larger, with a mix of apartments and villas; all have a few bars / restaurants / supermarket / gym, etc. Mar Menor has an Intercontinental Hotel. All are gated and provide 24hr security, however, you pay a maintenance fee to cover this (and upkeep of the golf courses, etc.). All the resorts suffered in the property crash and there are empty and 'not quite finished' villas; along with plenty of bank repossessions for sale - these may appear bargains compared to the original sale prices, but if could be argued that the original sale prices were unrealistic.

Security is important but so is the range and quality of facilities available for you when you're there. As with everyone looking to buy abroad, it's importnant to come over, rent somewhere and visit as many areas as possible...
