Hi I'm new to this site I've read and seen videos on you tube about camposol and various problems have the Spanish ........ government done anything to help these home owners we are looking to buy a property here and wondered which is the best area

Very slowly the residents association have been working towards some level of Spanish local/national authority taking responsibility for Camposol. Last I heard they were threatening to stop paying their rates as they were receiving absolutely nothing in return for them.

I am not a resident there but looked long and hard at moving to that place due to the bargains to be had. Much research had me deciding the benefits were outweighed by the risks.

I've a friend stays there who loves the place. My advice would be to investigate everything and speak to the people who live there before you make any commitment.

Hi, sound advice from ARGK342. We bought off plan 15/16 years ago and have had no problems whatsoever, apart from the usual settlement cracks in the early days. However, many residents faced huge problems due to the builder cramming houses on the site, over river beds etc. Hence, when we have storms, as you get anywhere in the world, this causes problems. Result, Camposol gained bad press and people were reticent about buying. We thank the full time time residents association members who have taken up the challenge to hold to account, the builder and the councils for their part in this. By all means, contact whoever you may think might be able to help you decide, but we wouldn't want to move anywhere else. Good luck.馃憤

After a  lot of research we purchased on B sector in 2015 and love it. Rent for a while and do your homework. Good luck.

Hi Chris 

A number of properties were built on reclaimed land. For example the rambla that runs through the centre of sector D was filled in then built on without being compacted properly, consequently some properties have had subsidence problems. Some properties on upper C have also been affected. My advice would be to look at the area surrounding the property you are looking to buy to see if any of the neighbouring properties show evidence of damage. BTW we own a property on D and it is unaffected by any subsidence.

I would like to echo what has been said on the other posts. We purchased our villa on sector D last year, my wife and I love it! waking up to the Sun rising over the mountains and in the evening having a sundowner on the terrace is priceless. Not too mention all of the other great things you can do inbetween. Buy wisely and you will not regret it.

We visited the area a few weeks ago and spoke to a few estate agents. My conclusion is I think the area got a bad press a few years ago but things have been blown out of proportion. There were a handful of properties (less than 1% of 4,000) which suffered from subsidence issues and had to be written-off and the owners quite understandably have been very vocal in condemning the area and the builders MASA. There was also a flood a few years back due to the builders dumping rubbish in the rambla so when the annual rain came the water had no where to go. However compared to the flooding issues we've had in the UK over the past few years it's nothing! Also the builders went bust owing money to the Spanish government who refused to release the title deeds as a result until the debts are cleared, which is why some are sold "Awaiting Paperwork".
