Hi there, just reading some posts on here, about residents tax and none residents tax, could someone please help me with this, and how much it is, regards Glenn

None Residents tax depends on the cost of your property ...we paid €120 this year.

The non resident tax is calculated on the cadastral value of the property(which is on your Suma IBI invoice)  and also dependant on whether your property has been revalued within past 10 years. Only paid by non residents not permanent residents.

For properties not revalued its 2% x 19% of cadastral value. For revalued properties its 1.1% of 19%. Its paid a year behind, so 2019 Suma bill is calculated and paid in 2020, therefore depends when purchased.

I use a very efficient company who calculate and pay for me called "Angar Taxation Services" in Torrevieja, all done by email, transfer money to account and they pay it and send you proof. Google them. All very easy. They charge 20€ per owner (pay 40€ as we,re joint owners). You can do your own but get at least first one done professionally. We paid last year 248€ incl fees of 40€ and I dont do it myself.

Just to give you another bit of info, when property is revalued, (sporadically by the government) theres little notice and they go back 4 years. IE. our IBI (council tax) was 126€ for many years until 2017 then the direct debit was taken for 1079€!!

Obviously I phoned Suma in Alicante who told me our notification had been posted out (but was in UK) and the amount was 4 years of the differrence from 126€ as already paid, to 349€ as is new figure and I would also following week have to pay for current year of 349€. Wow! It hurt!!. 

If you are a fiscal resident (ie live there permanent over 183 days a year) then your total worlwide assets over 50,000€ and incomes are subject to taxation again paid a year behind. We dont do this as prefer staying non residents until our property in Uk is sold. Most people get a gestor to do this taxation calculation as they can be very complicated.

Same as us , we have had 2nd home(was originally bought as a future permanent one in 2006) but now unsure yrs later to do it. We,ve lost a full 5 bed properties furnishings in a total ransacking with insurance co. refusing to pay out. 3yrs battling over it, gave up, cost us 20k€ loss with legal fees added onto loss, then scammed by builder causing a 14k fine for illegal building, a Brit illegal worker causing us more damage costing us 3k€ to redo his work. This has put us back by 10yrs now unsure to make permanent move. Not sold home so refuse to pay CGT on our 40yr home(big profit) by becoming resident first. So a quandary!!. We are on pensions, but because I,m thrifty, we pay all maintenance costs on 2 homes, incl £1700 Uk council tax, electric, gas, water, 2 cars in Uk, plus a van bought for moving the replacement furnishings, a Spanish car and 50€mnth for a Spanish alarm system. Plus of course ferry and fuel costs of back and forth, but we did it last year 2 x 3month stays and I think we,ll keep with that. Its tight but manageable. Btw no big private pensions either.

I,d love to be permanent, we could eat out more than our 1 a week treat, but our house profits to Spanish tax would be high and our income taxes much higher in Spain. 

After our ransacking, we replaced here in Uk but now home is stuffed and either sell it off or move it. 

We too cant decide plus hubby now 76yrs I feel we,re closer to when we would have returned back to UK, but we havent even gone!

Of course Brexit hasnt helped, we dont get enough income for new Shengen rules requirements and before Dec 2020 couldn't have our UK house emptied, refurbished and sold. Its all a mess.

However I,m assuming you,re much younger, dont dismiss what you dream of lightly, nothing worth having comes easy, and I think we,ve had everyones bad luck.

Hi,

Interested in your comment re ( World wide assets will be taxed ) I spoke several times to some one who has lived here for about 8 years, works full time, and declares all assets re property at home and savings at home, UK, including money sent back to UK re a Villa sale on Camposol.

They have never been charged tax on this, as long as it is declared to the authority.

In addition, is it not now right, that leaving the EU, it is not the concern of any EU country you live in as to what assets you have in a non EU country?
