Hi this is my first post, we have been looking at buying a monsora villa with communal pool. was wondering if anyone could answer these question, 1. do these villas have habitation certs?. 2. does anyone own one of these and can tell us the community charges?. 3. i have been told it is the bank selling these so would we be able to make an offer?. 4. i believe these are situated on C & D what is the best i.e. are there more for sale on one or other?. 5. is there a community on these or are they all holiday homes?. Apparently the utility companies are not making any connections for Water / Electric or sewerage on some parts of the Monsura site so I have read ...if you do proced demand that the Bank gets the utilities connected otherwise walk away ...the only part of Camposol that has habitation certs is sector A...the council are in the process of adopting b/c/d at the moment they will issue a HC when this takes place the biggest residential community is on D sector...I can't answer any of your other questions.

As I said only A sector has habitation certs .. don't believe a word a Spanish estate agent tells you...the Residents association is having a meeting with the council on the 10 of January to sort out habitation certs and so forth for b/c/d.

My mum and Dad have lived and bought a monsora house on D off plan 10 years ago.  There is small exisiting community on both c/d.  Properties are selling fast.  They have certs and all relevant documents,  My sister has just bought on C along with numerous others and has had no issue with water or electric connections.

There are a mix of holiday and permanent residents in the community as well as a mix of ex pats, spanish and dutch.  Community fees are low but obviously once more residents buy this will be reviewed.  Sector D have a existing community and have done so for years, hence why it has developed around its pool ,  Not sure if C sector has a established community for fees but i am sure it will have in the next 12 months due to the number of monsora properties that have been sold in the past 6 months,

Thanks karen, did your sister buy a 2 bed that were advertised at €69900, as i have heard these are just shells and would need thousands spent on them, anymore info would be very helpful

Yes new build often are. Basic kitchen no appliances and bathroom fixtures. However no light fittings etc. This is common. You need to compare costs of new build and then furnishing etc to a resale property where furniture electrical item: fittings will usually be included.  I personally bought resale on D but it’s down to preference and budget. Have a look around see what’s on offer, make sure aware of tax / fees added on to price and decide.  We had job lot of stuff delivered from Ikea good value and cheap delivery.

Hi Paul,

We brought on C10 last summer and have all the necessary paperwork and licences. Our solicitor insisted that the water and electric connections were sorted before completion.

Our house was fully finished but some others did need work, this was reflected in the individual asking prices. The bank that’s sellling them doesn’t accept offers. I believe there’s only 6 houses left for sale on C10 now.

The community of owners had their AGM last night and the quarterly community fees are 65€. 

As Karen previously said there is a mix of full time and holiday homes.
