Hi All

I have just heard about the meeting where there was talk about bringing in community charges for each sector on Camposol.

Just thought I'd ask this on the forum so we can get all the information in one place. Anyone able to post the notes from the meeting?

re -  Camposol community charges :  I would like to know what others think about these charges B........ Mazarron Council are  now inflicting upon the residents for maintaining the roads.  I think the way contributions are levied is a disgrace.  i.e. only houses in residential streets will contribute to the maintenance  of them. Houses on main periphery roads contribute nothing !  Totally unfair in my view. It  will cost approx. €20 a month extra for each house initially, and probably rise every year after that because of admin. charges.

Hi Christine,

 if you read the full documents by going on to the CRA website you'll see that all residents are part of a Poligono, (eg sector A10, or B05, C07, or D27), and once setup all properties are required to pay the charge. There are no exceptions, its like council tax in UK if you don't pay they will take action, (the ultimate worse case is they could take the villa! ). The difference here compared Council Tax is the money is directly used for the Poligono to improve and maintain. Basically you get to choose what is done in your sector (or groups of sectors). Because we all moved in to the urbanisation we've agreed to this like it or not, its how urbanisations work not just in Spain but in other countries as well. There is no doubt a lot of dodgy stuff has been done in the past. However, we must move forward and get the place fixed up after all we've had nearly 20 years of depreciation. The council finally is giving us some money, we have a rep in their camp and it looks like they are going to take responsibility for the public roads (roads which surround a sector) in Camposol. Private roads and other projects get maintained by the using poligono charge funds. Ultimately we will all benefit because as the place improves property values rise!

Well said Stu, couldn't agree with you more. Looking forward to the time when I can move out full time.

At least the monies that will go into the Poligono, will hopefully not be wasted but improve the various sector's and Camposol on a whole.

And just how much of the funds that each poligono raises each year is going to be swallowed up by the official Administrators of each poligono ??

Knowing the bureaucratic mindset of the Spanish I would think this could be mucho's euro's for each poligono.

Property owners should only be paying a percentage of the total cost of the community.

This is for example which is on the CRA website: Which indicates that the property has a, for example, 1.591% share of the total cost of the Community (Poligono) upkeep.

The percentage of what owner's will be paying towards the community of owners, can be found on the deeds.

There is one thing that does need to be confirmed though. It was a throw away comment in the doc but does / could have a big impact on members of polígono (sector) NOW. It was mentioned that the polígono has to buy public liability insurance which would indicate that if someone got hurt because of  the poor state of the sector - particularly in a private road WE as owners in that sector would be liable and could be sued for damages. Not the council!! Unless of course it was a public road! So we need to get crack ASAP I suppose.
