urbanisation fees

Hi all 

my husband and i are looking very carefully at property here actually we have found one that we love, at the moment its a holiday homefor us and our 2 boys .

What are if any are the fees for living in this urbanisation? as obviously we need to know all up front fees and and all fees as we are not here full time and to see whether it is worth it .

We have fallen in love with what we are seeing the community spirit we love .

I'm so glad you have fallen in love with Camposol, just like we did 9 years ago.  We have a holiday home (which is For Sale at the moment and we are buying again on Camposol)  We receive bills about every two months of around 43/45euros which covers water and rubbish (that's all I understand from the bill).  Apart from that and house insurance I don't think there is much else - its very cheap to run.  Hope its ours you have fallen in love with but in any case, I'm sure you will enjoy your holidays as much as we have.

There is of course the annual  IBI tax equivalent to the council tax in the UK which varies depending on the type of property you own.

No, unfortunately not.  I guessed if you had two boys you would want something bigger - ours only has a double and twin, but best of luck.

Speak to Logan Robertson at Mercers about community fees. He has recently been quite vocal on the subject. 

At the moment, there are very few sectors on Camposol that pay community fees, a couple on C and D sector.

There has been a long standing dispute with the local authority, which at the moment shows no sign of ending, about who is responsible for completion and maintenance of Camposol. 

The urbanisation is divided into poligono’s or sectors. Each poligono is, in theory anyway, responsible for the maintenance of its  private areas and the council is responsible for the maintenance of the public areas, typically the roads surrounding each poligono.

The dispute with the council means that although each property has listed in the deeds, the percentage of community fees that it is liable for, in the vast majority of cases, the communities of owners for the poligono’s were never activated.

The result is that although the council has recently been doing some work on the removal of weeds and tidying of the public roads, we do now have a road sweeper and there is an allocation of €880,000 to complete the dual carriageway on C and D sector (currently halted as the PP party has issued legal proceedings against the council to stop this and other work in Mazarron), not a lot of maintenance takes place. The council say that the private roads are the responsibility of the communities of owners, so as there aren’t many activated, many areas are deteriorating.

The council does have €2.8 million from a court case against the liquidators of the developer that it has to spend on completion of the urbanisation. There have been various estimates from €20 to €50 million for the completion of the urbanisation, so that won’t go far and it has to be spent on completion, not maintenance. We are still waiting to learn how the money will be spent.

There are various voluntary groups on Camposol and some maintenance has been carried out by the sector gardening groups for many years. 

One final thing to check is that the property you are looking to buy is not affected by subsidence and in particular if you are looking at buying on D sector, the house is not built on the Rambla de Los Aznares. Some 450 properties are built on the Rambla. It may not affect you if you are a cash buyer, but recently a seller lost his sale because the purchasers were not able to get a mortgage because the property is built on the Rambla.

When you buy your property, your percentage of community fees you will be liable for, if the community of owners is ever activated, is listed as a “cuota” in the deeds. It will vary depending on the number and size of property in your poligono. You should ask the agent and your lawyer what this percentage is.

There is tons of information about this issue online and there are many people who have been living here a lot longer than us, who have lived with this situation since the developer left and was made bankrupt (placed into liquidation) about a decade ago, so I have just tried to summarise the bits I know for you and I hope it helps.

There are of course thousands of people who live here happily.😇😇
