Milloy007....Whatever yre told, its still a buyers market; there are too many properties for sale for it not to be.
1. You can test this; go on to ‘Kyero’ or a similar portal/site and put a search in for either/or Alicante or Murcia regions and see how many properties come up for sale. Some of that info may not have been updated but still its a lot of properties. So, huge supply basically, of all kinds and budgets.
2. Do the same with the sites the Spanish use; ‘Fotocasa’ and ‘Idealista’. You’ll see so so many properties for sale. Fotocasa particularly dates its listings which can also be useful.
3. Many agents advertise their properties on Zoopla, Rightmove, Aplaceinthesun etc. Zoopla especially, also dates its listings which cam be useful. Youll see properties there which were first listed a very long time ago. Some have been sold and not updated but you can double check that after on the agents site.
All this may help you (other than asking the agent or owner, who may or may not be forthright about how long for sale), to know how long its been for sale, and hence how to pitch your offer. Equally though if something has been for sale a long time you need to ask yourself (or the agent/owner!) why!
