Hi there

We are looking at property in Spain to move to, splitting our time between the UK and Spain. Having looked at different locations, Camposol appears to give you a lot of property for your £.

Some of the properties we have seen on Rightmove appear to be amazing value for money and offer everything we need. 

Can anyone confirm if this area is a good as it appears and the property really is excellent value for your money.

Also, are there any service charges payable to the urbanisation. It is early days for us, but we are trying to work out how much the it costs to run a Spanish home. We will be cash purchasers, so it's just an idea of council tax (Spanish equivalent), electric, water any any other on going costs. 

Hope someone can offer some advice to Sarah and myself

Hello, There are good reasons why properties on Camposol are so cheap. Three of the four sectors comprising the British Enclave are illegal, inasmuch that they do not have permission for dwelling! There are still a fair number where the owners do not even have the deeds. The council has not adopted these three sectors, so problems with roads, lighting and other services go unattended. There have been instances of flooding and subsidence (look at internet)

Having said all that Camposol has many very good points. Yes the properties are cheap and well designed, there is a great sense of community and a lot of help groups. You have to realise it is a British community...."Milton Keynes in the Sun" .It has it's own shopping centre with bars, restaurants etc.

Hope you are not put off.....if you know what you are buying and where...it could be for you.

Hi I suggest you come and look. You do get a lot for your money in my opinion. There are certain areas to avoid mainly upper C over looking the golf course due to being built on the rambla and some have serious issues.

Ref bills this of course depends on the size of the property and if you have a pool.

There are no maintenance fees but there is IBI which is like council tax.

To give you an idea a 2 bedroom Rebecca no pool is around €200 a year. Our water bills are always around 48 every 2 months. We have no pool but a hot tub which we top up. Our hot water is from a gas bottle boiler so is instant. Refills are €15 and bottle lasts ages. Electric is quite expensive. Our bills vary but I would say throughout the year allow €80 a month.

My house and contents insurance was €120 for the year. If you want to  become resident under UK  state pension age then you need private health care for a year before. This can be expensive so allow around €200 a month for a couple. 

Of course things may change after 31st October.

You are welcome. Upper C over looks the golf course. It's on the left hand side of the dual carriage way after you cross the bridge from B 

We are on D and its lovely and peaceful.

Someone said that D suffered a flood a few years ago and sonme haven’t got planning, 

Is it easy to find out which are legal etc .

We are definitely looking at the area due to the area and the cost

The flooding was caused by the gota fria. 

If you see a property get a survey done. I had one done on ours on D and there were no issues at all.

When you view look for signs of damp and cracks.

We bought last year. We love the area. The community are amazing. Everyone helps each other

Fully agree.

That is why you must have a good solicitor, and sales agent, who will not have anything to do with properties that are not legal.

You must confirm first with them that they have deeds, and not sure how you spell it, but a fin dobra?????? as you must be able to re sell if you need to.

It is also essential that you check no extensions have been built, and no dwellings in the under build, as they will be illegal, with no permission of build, if you are told the under build is legal, check it out first, it is not difficult.  

We have met residents since we moved here, one we know very well,  who are in a state of panic, as they have realized to late that they have illegal properties, and work carried out that is illegal.

At some time in the future all will be caught up with, the Spanish council are not stupid, they know what has gone on, and what is still happening.

You will have no problem at all getting a builder to do what you want, but you must realize its work and money, so they will do it any way.

Good advice,??? its only what we have been told, and seen.
