Hello, we seem a million miles away from moving but thought joining such a group can only be helpful and may steer us away from any issues. looking at sector D For the property purchase

About us:

2 guys and dog Lincolnshire based, just had the house valued and will be marketing it shortly. We are hoping to get in on a NLV then we are assuming we apply for long term residency at year 5 after meeting the previous renewal criteria?  ,Also trying to work out the logistics of moving so a lot of head scratching , anyway this where we are currently at with the process 😀

Hi both,
We’ve just gone through the very same process of selling and relocating using the NLV route plus for added measure I also retired. 

We started the visa process in September and was granted the visa for 6 December. We then drove down as we also have a dog. 

We already had a house (though not in Camposol) which we purchased a couple of years ago, so didn’t have the stress of that. 

We’ve now applied for our TIE and waiting for that to be issued. 

All I would say is if it’s your dream and you can meet all the criteria then definitely go for it. 
Retirement looks much better when the sun is shining and you can walk by the sea every day 😁

Many thanks for the reply, I will be retiring too and yes it's our dream to do this, can I ask did you use somebody to help with the NLV process or sought it all yourselves as we are not sure which route to take, fantastic you've got yours all sorted 😀😀

Hi,

Did it by myself…..plus a lot of reading and guidance from posts on here. 
Actually, though I was initially freaked out by it, it was a relatively straightforward process. 

The fact that certain things had to be Apostilled and then Officially translated caused me concerns that it would be done within the three month timeline but the thing that I thought would be the most straightforward - the Doctor’s Certificate - was the biggest challenge!

I must say that Manchester Consulate we’re very helpful.

Apologies have just followed your thread and see you did the process yourselves, which think we will be doing ourselves, just hope the funds we have from the sale of the UK property will satisfy the NlV requirements

The money side of things is the make or break for most people. 

The process itself cost me around £3,500 - the largest chunk being Private Medical Insurance 

Then there is the hurdle of having sufficient funds to cover you initially for 12 months. In our case it was €33,000…€27k for main applicant plus €6k for each family member.

We will check the medical costs. 

The sale of our property will raise 280k euros and intend to buy a property and keep the rest around 100k to live on for the first 5 years keeping 66k for the visa renewals until residency then after that my pension will kick in. That's the plan!!!! 😀😀

I'd strongly advise you to take tax advice. You may be liable for capital gains tax in Spain if you sell your UK home and move to Spain in the same tax year.

Hi there, good luck with your plans. Sorry I can’t be any help with the NLV process as we moved here before Brexit. One piece of advice I can give is to check that any house you are planning to buy on D Sector is not built on the Rambla Aznares. There are about 450 houses that are affected and as they are built on what the authorities consider to be on public land, there may be issues. Banks have recently refused to lend money on these properties. I would recommend taking time to rent a property before you buy, to give you the opportunity to see if Camposol is for you. Some people describe it as like Marmite.. Houses are generally cheaper than other urbanisations, however it is not for everyone. Having said that, we moved to Spain nearly 3 years ago and are glad we did. Best of luck and I hope everything works out for you.

P.S. definitely check the tax implications. It may depend on when you sell your house in the UK in relation to when you become tax residents here in Spain.
