I can see that camposol is mahoooosive but where is best to buy heard some bad stories of flooding recently got budget of £60k

C and d are the cheaper areas.  Just drive around and take a look at the roads and houses. Drive at night as well as during the day. These areas are the furthest away from the shops but are much quieter.  You will need a car if you buy any on c or d.  Once you find what you like the look of then go to the estate agents that are advertising the properties.   Community spirit is the best here on Camposol, no one cares how much money you have, you will be accepted for who you are.

Phil1967, the flooding which is so widely reported and sticks in everyone's mind was a "gota fria", and can happen anywhere. I accept, there were issues with the area on which homes were built and should never have been done. However I think these have now been resolved and property sells quite well in that area. As has been mentioned, C and D sectors are cheaper ........ which I don't happen to agree with? Many of the larger villas on these sectors can hold there own against any on A and B. There are a great many factors on which a particular property may be reduced in price, but I certainly don't think its fair to say these are cheaper areas. Yes, the facilities are closer to A and B, I.e.bars, restaurants and a supermarket but on C and D you benefit from the peace and quiet ALL year with the option of dipping in and out of the social scene as and when you like, it's not on your doorstep so to speak. As for transport and shopping I would agree you would most definitely need some sort of vehicle from D sector, especially in the summer months when you have to get that shopping back home before it melts....... However, depending on the level of fitness, I think it's do-able from C sector but a lot of people opt for convenience of a motor. (There is, hopefully, a new community bus service becoming available soon). I would say, look at ALL sectors property within your budget, maybe rent for a while, decide what it is you want, near to the action and facilities which can be quite raucous in the summer which is fine if that's what people want. Or, a much quieter area where you have time to mingle with guests on your terrace of an evening. Whatever you choose, there is always something happening on Camposol, always a helping hand when needed and a community spirit that has all but disappeared in the U.K. Así que ven y disfruta de la vida.

Fab advise. Vista. We recently bought on D as we want peace and quiet and that's what we got.

Thank you very much. We fell in love with D on our 1st day and offered the full asking price to the owner the next. Purchase went through swiftly. We have only stayed for a weekend so far but are over in April for nearly 3 weeks and looking forward to meeting new friends. We are planning to take early retirement in 2021 when we are both 56 so we can really enjoy our new life in this beautiful part of the world xx

D sector floods:

Have a house on D sector for 14 years.  It lacks shops and cafes and bars, which indeed is a truly wonderful thing. The place did flood once and the photographs are available for all to see. Unlike places around the mar menor, which flood on almost annual basis, this was a one off event caused by a big storm that threatened to overwhelm the local drainage system and reservoirs, to save the reservoirs the floodgates were opened.

On D sector some  houses were built above the bed of the river aznares.  I had a good walk around when I bought my house and there was nothing, no river, no stream, no tiny brook, no river bed, nowt.   There are photo's somewhere on the old cra website. The builders came along and laid a 5 foot diameter tube under the alleged  river bed and went on their way.  When the storm hit the sheer volume of water was truly impressive.  I didn't realise that fiat 500's floated so well, or bounce off walls so badly.  Empty builders skips make great battering rams as well.  Walls were knocked, underbuilds comprehensively flooded..  3 days of downpour. Doom, Doom, you can't get across the big bridge between  B and C, End of the world, we will all starve, etc..

Then the rain stopped.  There is a special fund to compensate you as long as you are insured, but the claim has to be made within a set time .Up popped an advisor.  For 7% of the claim value he would handle it for you in an expert way.  Amazing the amount of stuff that needed to be replaced, renewed, rebuilt..

That is the only time the place flooded.  A new drainage plan has been identified and a lot of clearing of existing debris organised.  We a lived happily ever after...

Really not sure if any sector is cheaper or more expensive than the others. All are varied with differing properties so really it is more of a case of looking and seeing what takes your fancy. Totall agree that C and especially D are very quiet (if a car comes down our road when dark we sit up with surprise...!!) but you most certainly need a car

Personally, we prefer the idea of being that little distance away from the hustle and bustle of the amenities while we still have the golf club close and easily within walking distance

Ignore the negativity as these are one offs and as you see in the UK the flooding can happen anywhere anytime so it is not exclusive to Camposol. Come and have a look and see what is on offer and I think you will be pleasantly surprised

A lot of D is in complete darkness too at night, ie the streetlights don't work, haven't for years and there is not much prospect of them coming back on anytime soon.

If this bothers you, be sure to check whether you do have lights at night.

For many of us its not a problem.
