Hi to anyone taking the trouble in reading this & hopefully replying.

We would like to buy a cheap place in camposol, but have seen some bad reviews on subsidence & flooding.

Can anyone please help on advice, places to avoid etc etc. Also i hear theirs a communal pool, how does that work with fees etc. 

What's the average running cost for a 2 bed villa / finca etc. I have no idea.

Your help would really be appreciated to help us make our decision on camposol

Hi and welcome. There was only one flood caused by the gota fria. New drainage has been put in place. This worried me but I researched and posts of here put my mind at rest. It depends on your budget. If It is around 60000 then you will easily find a 2 bedroom Rebecca or Classico on sector C or D. These sectors have no bars or shops etc and are the furthest from A or B where all the amenities are. You will need a car on sectors c and d and these 2 sectors don't have a communal pool. I believe some properties on B as A have access to a communal pool and you pay an annual charge to use them. 

We bought on D last November and we loved the peace and quiet. You need to look at all the sectors but for exceptional value for money c and d can't be beaten. You get a lot for your money. Ours has one of the terraces glazed in so can be used as a spare bedroom and a lovely jacuzzi.

Our water bill has been about €40 every 2 months and the last 2 electric bills have averaged at €100 per month. Electricity prices have really increased in Spain in the last year. You can get connected to the internet and if using it for holiday home compusurf which is on sector b offer a pay as you use service. The equivalent council tax was €180 per annum for our 2 bed Rebecca. Our hot water runs off a gas bottle boiler and they are about €14 to refill. You will need some sort of heating as gets cold in the winter due to the way they have been built and they are not insulated. We have a log burner. I would nt recommend gas bottle heaters as they will cause condensation and mould. I paid 120 for annual buildings and contents insurance.

Add about 12% on to the cost of the property to cover all the extras such as solicitor fees taxes etc etc. You will need to get a NIE number and open a Spanish bank account to buy. As we were based in the UK we have power of attorney to a solicitor in the port who was fab. He done everything for us including getting the utilities swapped into our name and setting up direct debits for all the bills. I also had a survey done and had a Skype call after talking us through and showing us all the photos the surveyor took and there were no issues at all with our Rebecca on D. The agents will take you to the area that has issues and will tell you where to avoid. Camposol is not adopted by the council so volunteers repair the roads keep the gardens looking fab etc and they fund this by collecting donations. The main dual carriageways are lit at night but most roads don't have street lights. Some properties have dawn to dusk lights which help the light up the roads. So take a look at night time as well. You are welcome. Have you been to the area before? We stayed at Hotel la Cumbre in the port when we viewed which is lovely. The port and beaches are a very short drive from camposol. The area has a micro climate. It's beautiful. The new airport is only 30 ish minutes drive as you exit camposol and roads are quite empty and a pleasure to drive on taken in the views of the land and mountains

we haven't  been to camposol before. we have had this idea of finding a cheap property to enjoy in Spain for a while, but its a little worrying finding the right place with amenities & is structurally ok, to avoid wasting your money.

their are lots of properties for sale in camposol,  is this normal & if we purchased in sector C / D how long would it take to walk to the bars & restaurants.

I think it's normal to see a lot for sale due to the age of homeowners. From where we are on D it would take about 25 minute stroll to golf club house that has stunning views. From d to b easily 45 minutes and some of it is up hill and would be quite hard to walk in the heat in the height of summer but doable if you are reasonably fit.

I would say bite the bullet look at times when you can get a cheap return flight and go over and take a look or rent 1st to get a feel of it

We moved here Oct last year to B Sector. No issues & structural survey prior to purchase showed zero faults. Surveys only cost approx 600euros but gives peace of mind. Properties on C&D are cheaper but further away from shop, bars etc and most roads need resurfaced

The surveyors I used charged me €181.50 including tax. Their full survey with report is 450 without tax
