Good morning,

We came to have a look at Camposol yesterday having thought about purchasing a holiday home with a view to retirement in a few years time. We were very impressed with the villas and friendly folks and also Logan at Mercers was extremely helpful. I have spent the last 24 hours doing a huge amount of research and reading tons of background stuff on Camposol and have some questions which I would really appreciate an answer to if possible.

1/ What are the issues if any now with regards to the local council and the roads etc. Are there any major ongoing issues with subsidence in sector 3 ? Are there any major problems with purchasing a property in Camposol that I should be aware of please and any sectors which should be avoided?

2/ Do all of the properties have habitation certificates?

3/ What is the general cost of private healthcare per year pls for a 50+ couple?

4/ There do seem to be a lot of posts about break ins - how common are they really?

5/ How complicated is the legal process to purchase a property and would you recommend having a full survey done?

6/ We have been advised to 'register' ourselves as having a property in Spain should we choose to purchase because of brexit...this was a brief conversation with a chap yesterday - can anyone advise me please as to what this involves - can we be 'registered' in both the UK and Spain??

Wow, there's a few questions. Having lived here for almost 15 years now I still think Camposol is a great place to live. As for your questions:

1. The council have refused to adopt Camposol apart from Sector A. We were given the opportunity to vote on this but as only 406 people bothered to turn out the council thought we where not that interested. We will get another chance at the next election in 2019. The council therefore do not repair roads etc. I don't know what you mean by sector 3, do you mean D, in which case only parts of it are affected. The only problems you need to be aware of are cheap skate solicitors who do not obtain the final deeds for you which means you end up paying your legal fees twice and make sure any property you buy is not registered as Touristico which means you can't live in it permanently.

2. None of the Masa built properties have Habitacion Certificates but apparently the Monsora houses do.

3. Don't know current price for health care, suggest you get some quotes.

4. Break ins are not that common but worth fitting a good alarm system.

5 The house buying legal process has a mind of its own, let you agent handle it for you. You cannot get a survey done here as you would in UK.

6. When you buy your property in Spain you will be registered automatically. If you are not going to become a permanent resident straight away then you will have to register to pay non resident income tax. Your agent can explain that one. For residence and tax you can only be registered in one or the other. As for Brexit nobody knows what will happen. You may not be able to become resident if the UK leaves the EU.

The key to anything you do that is to reach a successful conclusion is as you have been doing "Do your Research Thoroughly", everyone will have an opinion often based upon Opinions from other persons expressed in conversation and whilst people will want to be helpful the information you receive will be confusing and conflicting with others. Visit official sources like the Government website on Moving to Spain for advice of Tax as you will be liable for tax in both countries.

I do not have the time served in Spain as the person who placed the earlier post as I have only owned for 18 months but I did my research and glad I did, it is easy to be swept up in the "Happy Holiday Spirit" and buy when you fly with the first estate agent you view with, I found that picking their brains even gave conflicting opinions and I am a good judge of character so when I had an estate agent I was comfortable with who's focus was on myself as a customer and not on the sale I bought (Which was with Mercers).

My own purchase was handled well, the survey showed that part of the residence was not on the deeds and had to be paid for (This is the responsibility of the seller). We DID have a FULL Structural Survey done for peace of mind through an Architect recommended by our Solicitor(which also gave us a Legal position if later found to be issues).

You will be liable for Tax on your property and an Annual tax return which we pay our Solicitor to complete on our behalf.

Look in the Monthly Magazine for places to obtain Insurance quotes, we made the mistake taking this out through our Spanish Bank who renews automatically a month before it is due.

Security is an individual choice and we replaced our gates and window Grills (Rebas) from the Black Spanish style put in originally and installed Lights.
