Just wondering what the average IBI charge is for a normal Neptuno, ie no pool etc, as mine seems to be higher than other friends with bigger properties and pools etc. Any guidelines as to what others are paying would be much appreciated.

Its around 420 depending on plot size etc. Have you had any extension, glazed in terraces or conservatory?

We added our conservatory to our deeds when we bought. This increased the ibi as its classed as another room.

We have had no extra work done and have no pool. 

 I queried as one of my friends has a Fortuna with a bigger garden, pool, glazed in porch etc. Mine has no pool and has had no extras at all ie no building in. Hers is only half of what mine is. However going by the info you have kindly provided it would appear mine is about right. Thanks so much for taking the time to do that. 😁

You are welcome. I just compare to what we were paying in the UK. My annual bill here is what we paid monthly! Although we don't really get anything for it here though apart from rubbish collection and the odd road sweeper and mozzie sprayer lol x

There is no consistency with IBI as it depends on where it is and when it was last revalued. You could have friends in same area, same house but differrent cadastral values as to when last revalued and if non resident differrent non res tax too as calculated on the IBI that year. Our Suma(IBI) was revalued in 2016, (from purchasing in 2006) went from 126€ yr to 349€ yr. Worse the differrence was backdated to 4 previous years and our bill that yr was over 1000€ for backdated yrs and 349 for that year!! Such a shock and they applied interest as invoice was posted out while in Uk and didn't return for 5 months. We didn't Inform our gestor (Angar) re backdating the non res taxes, decided to just wait and see, his next payment after revaluation went from 65€ to 200€ and he,s never mentioned the 4 back years. Apparently they revalue randomly, no set logic at all. Can't compare with others as detached finca in Campo. Some friends pay little and some pay more than us.

Exactly! And no street lights, roads full of potholes etc. Still, as you say, we paid that much in a month in the UK.
