Yes, I do permanently Iive in Spain and have done for almost 38 years and have also bought and sold various properties during that time. The 90 day rule has always been applicable for non-residents of Spain but as the UK was a member of the EU it was never really enforced (hence so many Brits living under the radar) but with the Schengen ETIAS rules coming into force this year, there will be a lot more control of those who enter and leave EU countries. As the UK is now a third country (not a third world country!) passport checks and possible entry and exit stamps will be the norm and anyone overstaying could incur a fine and even a ban on re-entering the country for 5 years. There are thousands of Spanish property owners from non-EU countries who have been living with the 90 day rule quite successfully and their properties have not dropped in value because they can only personally use them for 90 days at a time! The world will not come to an end because British property owners can now only spend 90 days in every 180 in their properties. The newest property markets now include Belgians, Scandinavians, Russians and other European citizens, who are still keen to buy properties in Spain. I will not be in any queue for the Oxford-Astra-Zeneca (the Swedish-British pharmaceutical company) vaccine, as Spain is vaccinating with the Pfizer vaccine and my health-care comes from Spain, not from the UK.
