Estate agent fees

I am buying a property in Murcia and I have been told that I need to pay the estate agent fees. Apparently it is common for the buyer to pay the estate agent in Murcia. 

I did not know this at the point of negotiations on the price of the property. It's going to cost me nearly 2,500€ extra.

I have delayed paying the deposit and have asked the sellers to further negiogiate the price to reflect this. 

Does anyone have any other suggestions?

We paid the estate Agent a deposit of 3000 Euros when we bought our place back in March.

This was taken off the total at completion time.

I've not heard of paying their actual fee though, that's the vendor's responsibility I would have thought in every case..

It is the norm for the seller to pay the estate agents fee on a resale, if a new build you again will not be libal for an agents fee on purchas.

It is the seller's responsibility to pay the estate agent fees. They have the contract with the estate agent, not you.

You may have to pay a deposit up front - commonly a holding deposit of €2-3,000 which you would lose if you changed your mind about the purchase without good reason (and normally the seller has to pay twice as much to you, if they change their mind).

I suggest you check with your lawyer.

I suggest you check with your lawyer.

My solicitor said asking the buyer to pay estate agent fees is common in Murcia. My solicitor have asked me to liaise directly with the estate agent to resolve this.

We had our house on the market (now withdrawn due to agent lack of action) and were told the norm is for buyers to pay their fee. Not the case in Andalucia but apparently not unusual in Murcia.

Not the 'norm' in Murcia either, but does occasionally happen.

Having been a property agent for many years in Murcia and Almeria ( now retired but still have SL company ) it has always been the responsibility of the seller to pay the fee. I hav never used a solicitor in any purchase of property if the correct details are obtained by a nota simpla and checked buy the notria there should never be a problem. Solicitor are not really necessary and can be very expensive and often as you have stated say basically do it yourself ie talk to the estate agent

We paid a 10% deposit to purchase a bungalow in Camposol back in May, and are hoping to complete within the next couple of weeks (huge delays, because no-one told us before we signed the contract and paid the deposit that the owner had died, and his next of kin couldn't sell the property until probate had been completed).

We have to pay the taxes, solicitors fees, notary fees, etc., but not the estate agents fees - that is the responsibility of the vendor.

Two options - knock the estate agents fees off the lowest price that you are prepared to pay for the property, or find another property through another estate agent that doesn't charge the buyers their fees (we are using Mercers).

Who told you that? Rubbish

We completed last week on a property on sector A and you only pay Legal fees , community fees (if you have access to communal pool), utility swap over and council Tax.

you do not pay estate agents, that is the vendors job.
