We are looking to fully move to Spain in the next 2-3 years.

We want to start a Holiday Rental Agency with a difference...

Having owned and operated successful  business’s for 25 years we want to take a more relaxed approach to our next business adventure in a more sunny climate.

We know there are many rental agents in Spain and so there are many similar business doing rentals but from all our experience we know that just being a little different can go a very far way. Offering a personal , friendly honest service will make you stand out no matter how much competition there is.

My question is ... Are you currently working with an local estate agent who is either renting out  or selling your Spanish home ??

What is you experience when dealing with them ...? What do you think they can do better and what are they doing great?

I will be renting in Spain shortly.  I have already booked and paid for a villa.  The process seemed stress free, however, it can take a few weeks for a reply/paperwork which is a bit frustrating as I wanted to get things finalised like booking ferries etc.

Also its not easy finding a rental agent with a website or whose website is up to date.  The property I am renting is still saying available!!!  As I work unsociable hours at the moment, it is impossible to ring so its great to be able to search online for accommodation.

However, I can't fault the helpfulness and ease.  Also they are flexible in meeting them at the property, was worried about the date/times when we arrive to meeting them but nothing is too much bother.

 Hi We have dealt with a few so prefer not to mention names on a forum 

We can see there is potential for a more hands on approach to win over many customers

There is a massive surplus of property and the process to actually rent here is quick, simple and hassle free unlike the UK. I wish you luck with it and I am not trying to dissuade you just if its not broken!

Have you check Spanish legislation especially in the recent 18 months-2 years covering rental property.

The new legislation requires owners including agents to register with the Murcia Tourist Board completing a full document 

for each property and then waiting for a local and regional inspection of each property and the confirmation of a accommodation 

grade and licence number being awarded. It is very unwise not to register as the legislation is directly link to Spanish laws of tax evasion. For example recent cases in Los Alcazares court for owner/agent caught renting out unregistered properties resulted in fines to the owners.agent of non registered properties of 95,000 euro's and 110,000 euros. The authorities are being very strict with the process the inspection and the licences. In addition it becomes the owners/agents responsibility to register every occupant of their property weekly with the local police or a further court case and sizeable fine!
