Hello everyone!

I'm new here so please be patient with me.

I want to purchase a property here and been reading this great forum long time now and read a lot about the problems and pitfalls here. My problem: I'm so confused now! Most of the post are several years old, so l don't know which problems still occur, or everything is fine now (certificate of habitation for example).

My request for help: can you please advise me what are the problems that are still occuring NOW in Camposol which should deter me from buying or at least make me double-think buying here? What are the problems here that can really interfere from buying? From what should I beware?

I'm really confused already, and any help would be greatly appreciated.

Just for info: my target are 2 bed properties, like Clasico in sectors c&d (where would you recommend more?).

Not sure if you will get many responses to your query as it’s a bit vague.

Property on Camposol is great value and if you like it here, it’s also great to have your own place in Spain. We bought a two bedroom on lower C and it’s fine. Not had any problems other than the odd bit of maintenance or buying new bits of furniture etc.


I know there have been some historic problems in some areas, but if your careful that shouldn’t be a problem. If it’s for sale for silly money ask why. We think it’s great and couldn’t get what we have anywhere else.


If you want value for money & affordable it’s here, but check the area as well, you need to be happy here.

Good to know that lower c was a good purchase for you (I looked at C2, which I believe is lower C, right?).

In your area, was there any damage (flood, sinking houses)? Are the street lamps working at night? Is the trash being collected regularly and in a normal matter +I'm serious: I understood there are problems with Mazaron council, and it scares me...

The most important thing that I want to know: you (and I guess others too) purchased, got a deed (right?), And what about the certificate of habitation (I understood that there is a big problem here and all(?) residents, except sector A, don't have it. How is it possible, and how it is working (this is strange: I heard that without it it's not possible to resell, but properties are still being sold! So, how is that working?)?

Hi something you may wish to take into consideration is, I believe the council have not adopted Camposol, and there are various discussions going on I believe through the CRA, when resolved this could increase your monthly cost considerably.

This is a discussion that has been going on for many years, with meeting being held in the past in the lower car park on sector A which was the only available space at the time.

Ok , that's good and interesting.

Can you tell me why does it mean that the council didn't adopt the place (I guess you mean Mazzaron town council)? What kind of taxes do the residents pay then (I was sure that the council receives taxes...)? Who is then in charge of the place (what I mean is in charge of all the utilities needed in the public areas, I guess: trash, electricity, roads maintenance, sewage, etc)?

If you need a permit to build (for example, pergula), who are you applying to?

Great! Thanks for the two links - I'll go through them thoroughly.

So, the question is actually: are all the resident services (normal services that a community supplies in order to lead normal life, like trash collection, lightning and maintenance for example) are working fine in Camposol?

We do get rubbish collection and water supplies. Charged on same bill. What I would like to know is on upper C where I am, we still have no street lighting. It has now disappeared on the main road too. And the potholes and general surfaces on the roads are very bad. Yet I still had to pay €420 IBI charge! What for? Who gets that money? And what do they do with it? Love to know if anyone has the answer 😁

You may be wrong on this.

There is a legal paper, shown to the Mayor, that the council threw Massa of the Camposol site, and it states the council took over control, the document holds a great deal of weight, and I believe is being shown to a court, many of us have seen the document at a meeting.

If the council did throw masa off the site they did very well out of it, because Masa gave them land which the then sold and the money, again "I believe" was spent developing the sports center going into the port.

I also understood that the council had adopted sector A but again I am possibly wrong however this dose not diversify from the fact that if it is not adopted and an entity is formed it would unfortunately increase monthly or yearly costs.

As I said in my previous mail this situation has been going on for many years and is a very unfortunate situation hanging over the head of many residence and a lot of work for the CRA which has for many years been fighting the cause.
