I think asking for 20% off (€100,000 =€20,000) is a big ask ...around the 10% mark is a good starting point ..you have got to take in to consideration the length of time the property has been on the market and the condition of the building before any offer's are made .

Hi

I bought a cheap 2 bed apartment in Santiago La Ribera for 48.000 euro the asking price was 63.000 and this was through an agent (wished I offered 45.000) if you don't ask you wont find out.

I wonder how many years back that was..I know on Camposol back 2010 to 2014 property dropped around 60% ..but they have been selling extremely well as of late the villa next door to me went for 144,000 it was on the market only 3 weeks the original asking price was 155,000...the same villa directly opposite me was on the market only 5 weeks and was sold for 145,000. They only dropped 8,000 I suppose it's down to supply and demand...and location... we are talking about 3 beds 3 bathrooms with own pools.... value for money indeed.

This was 2 years ago the apartment was purchased extremely good value.

I wonder why so many people seem to be selling there properties within your area.

Camposol is a large purpose built urbanization of approximately 4,500 properties ...around 200  are up for sale ...the majority (98%) of the owners are elderly retired Brit's ..the 2 Villa's next to me that have been sold recently had elderly owner's ( you can work the rest out yourself)  ...if you couple this up with the fact that Masa the builders have gone bankrupt ...and the liquidation company are selling of the builder's Repo's it still only make it around 200 for sale in total...this is a very small percentage ...Camposol is not like other part's of Spain that looks like national flag day with for sale board's ..Camposol cover's a area of 6x4 klms if you took a drive around and went up and down every street it would take approximately 2 days to do this as the properties are spread out over the 6x4 KLMs ..and you would only find the odd for sale board .

Thank you for your very interesting facts However I do believe I know a little about Camposol.

I purchased a property 1996 on camposol when the Promatura Masa released the first stage.No show houses no bars just barren land so I did see the development grow.

Masa were in fact not builders they contracted there work out giving one company maybe six houses to put together and if the job was good they would offer them more. Many people had the preconceived idea that Masa were building there houses and used to steal building materials thinking that they were taking from Masa in fact they were taking from the individual builders Masa only supplies the prefabricated shell

I also sold many properties there (maybe yours even) you could buy a Neptuno deluxe for 57.000 euros a swimming pool would have cost about 7.500 euro

In fact I remember one morning in 2003 I sat on the steps outside the Cuban bar which was then next to Masa office and sold 4 Clasicos in 20 mins.if I remember correctly they were about 38.000 each,,.

I do not know what parts of Spain you visit seeing this mirage of for sale boards, I see very few and I live in Murcia City and Santiago travelling about quite a bit.

We also have street cleaners that come every day both with modern machinery and good old fashioned brooms.

This was not a thread for praising Camposol or anywhere else, Milloy007 asked a simple question and I gave what I considerd a reasonable answer.

Edwuardo 3332  The builders (Justio mylino ) was part the Massa companies ..in fact Massa are still building and trading under the name Massa ...all they did is pass all the Dept's on to the network of sister companies that they set up...a lot of things have changes since you lived on Camposol in ( 1996 ) ..it is now the year 2018  so I can safely say you know bugger all about modern day Camposol ..as for it being like national flag day with for sale boards other parts of Spain ...this statement would be correct as you can walk around any town and easily loose count of the shear amount of estate agent's ... ..and i doubt it very much if you sold my Villa as it is approximately 5klms away from Sector A my goodness how things have changed over the last 23 years.
