Hi everyone hope you are all safe, please could anyone help we are in the process if buying a house in calle Penelope near the arches and would like to know if that area was affected by the terrible weather you all had.

Poor Los Alcázares has been hit really badly by the storm 

Unfortunately the old town has been hit the worst 😢

I have to say it has only been a few days since the storm and the amount of volunteers, service including the army have done an absolute amazing job to get the town up and running again, so humbling 

I hope your property is okay we are in Roda golf and escaped mist of it although all our underground garages are totally flooded and some have been hit badly 

Have you managed to get some more information on your property yet? 

Hope all is ok

Sadly this area has been very badly hit, obviously you can't be specific on addresses. Suggest you contact your solicitor for urgent information. If the property is badly affected you should have grounds for negating the deal before it is too late. Best of Luck.

Hi Hwl16,

 My advice.

If you have not completed the sale speak to your Solicitor immediately for advice and put a temporary hold on the completion until you know the facts.

The Town has been devastated. 

Most ground floor properties have been flooded. Underground parking garages are still flooded. People with cars in underground car-parks have lost their car and will be subject to lengthy battles to get replacements. 

Yes there are a ''few areas'' a foot or so above the flood that may have escaped but in general the Town has been obliterated and despite hoards of volunteers giving up their unending time it will take a long time to recover.

Do you really want to take a chance? 

Do you still believe your holiday home is going to be fantastic.

The flooding has been regular almost predictable since 2012 and so on occuring many times since.

Did you ask the vendor or Agent about flooding in the past?  

In Spain if you do not ask they are under no obligation to divulge.

Did you inquire at a Spanish Insurance Company whether there had been any recent flooding with a view to getting house insurance?

We would all like to be 10m from the beach, but anywhere along the East coast from Denia down to Almeria floods regularly usually with devastating and costly effect.

Also have a look on Youtube. 

There is now many videos showing the areas of flooding the results are heartbreaking for all those poor people affected.

Otherwise, believe some of the reports on previous "pre-flood posts" made by residents stuck in this position of living in Los Alcazares and led you to believe ''you could be safe'' instead of living with the belief living there that during one night your car could be washed away and all your furniture covered in mud.

I could not live with that risk.

I took sensible non emotional advice of '' oh this is a great place to live, lovely bars and 200m to the beach etc '' 

I checked my intended property level above sea level and spoke to two separate Insurance companies who quickly gave me flood advice.

I decided not to move to this property close to the playa of Los Alcazares last year. 

So glad I did not buy it.

I am now only 20 minutes away in the car and perfectly safe and dry.

Understand you are taking a great risk where others giving advice on previous forums have failed to give truthful advice.

The advice on this particular post is good advice. 

Be careful how you throw your hard earned cash away you could be the next victim of the ever changing weather in Spain.

Dear Bill,

my advice was to Hel16.

He asked for advice and I gave advice and he has replied.

He had the choice to read it  or ignore it or complain.

As he has made no complaint to me saying  '' Your self-congratulatory tone is not called for on this forum, when people are in some distress and far away!'' as you have.

Hel16 instead thanked everyone for their advice. saying and I quote;

I think it is a matter for him to complain if he thinks my advice is not helpful to him, not you.

I am not condescending nor am I self congratulatory as you personally accuse me of. I take exception to your quote and I will explain why.

The man has not completed on his sale in this area of flooding and as a cautionary bit of advice I advised him what precautions he needs to make at this stage to ensure he understands the risks he takes with this future purchase as he appears to have not been advised of the regular flooding potential.

I have been down LA for the last three days helping some Spanish friends of mine dig out tons of mud from within their accommodations.

I will be back there tomorrow and Thursday and Friday doing exactly the same. 

Will I see you there?

So I am fully understanding of the stress these Spanish Residents are under, those that have lost all their furniture, their cars, their home.

I only explained to Hel16 that I nearly bought in LA believing how great it was from some of the ''helpful members'' whom I shall not name,  but they gave their advice without explaining the real risks to many forum members contemplating spending their hard earned cash without explaining the real risks that exist with such a purchase in these coastal areas.

Los Alcazares and other beach-frontage places are great for a holiday I agree with them. 

I am in LA most days have have lots of friends there.

But is it great to spend all your hard earned cash to have it wasted every few years? Not knowing the risks. No! 

Is it pleasant to have to seek advice stuck in the UK because you suspect your car is submerged and all your ground floor belongings ruined? No.

This was my advice to Hel16.

However to you Bill I would advise against publishing public derogatory quotes about me again.  

Do not make it personal.  Which you have. 

You fall foul of the rules we all abide to by doing so.

Rise above it and act professional like a Gentleman.

If you want to complain further send me a PM or we can deal with it through the Site Administrator. I have no preference.

I have lived in Los Alcázares for 14 years and happy to do so. Yes the flooding last week was bad as it was  in 2016 but not all of Los Alcázares was effected so I suggest you ask the question as to wether you’re property you wish to buy was. What you must remember on this forum people seem to have there own agenda. Spain has always had these heavy rains and is devastating to the people that are hit but if you want to live in this lovely country it’s just something you have to be aware of so not just Los Alcázares the whole of Spain.

Hi, I completely agree with Lynne. I bought my property as a winter holiday home in Calle Zeus (Los Narejos) 4 years ago and don't regret it for 1 minute. We have been fortunate that our end of the town did not get the same issues as the old town and the same was true in 2016. While we had torrents of water rushing down the streets, our properties are a couple of steps above the pavements and that makes a big difference.

The people in the old town of LA are once again having a very tough time but they will bounce back. Personally I still think the LA area is the best place to have a property as everything is convenient and amenities are plentiful. There's nothing nicer than a stroll down the beach to have a couple of beers while you watch the sunset over the Mar Menor - you can't do that if you live inland!

Without question there are nice properties inland but some are very remote and a car is essential - you could end up on an urbanisation with zero amenities.

I go back to LA in 3 weeks and can't wait. I like many others will do what I can for the less fortunate who need our help at this time. Don't write the area off. The good bits far outweigh the bad
