Hi all just after any advice, I am currently in the process of buying a property to find out the deeds are not correct, its basically showing im purchasing a two bed two bath apartment when the place im buying is only actually a one bed... after discussions with my solicitor im told they have spoken to the notary and it is not possible to be changed which I'm greatly uneased with this, as I worry I might have problems selling it on in years to come. I also got told this will not cause any issues it was basically a mistake with the paperwork from polaris originally, but already im to find out they are expecting me to pay more communal fees than what I should actually be paying. Sorry for the long post but does anyone know where I stand?

Hi, we bought a very different type of property in a different location in Murcia, but our title deeds were incorrect and our solicitor instructed us not to complete until they were changed. As I recall, unfortunately,  it was up to the seller to request the change and it caused a huge delay in the process.  But our thoughts were as yours - possible problems when we wanted to sell on. Sorry but hope this helps 😔.

If the deeds are incorrect then it's possible that there will be other errors too. If the vendor really wants to sell, then he/she will get the legal documents corrected in order to sell the property. Saying that they can't correct the information is rubbish. The property is what it is and unless the two bedrooms have been knocked into one big room, the reality clearly show that the property is just a one-bedroomed property. Not only could you be liable for a larger community charges but your IBI could also be affected negatively. Be very careful when entering a legal contract knowing that the details are not correct.
