Hello, 

My partner and myself are looking into potentially purchasing a 3 bed villa at El Valle, with the view of using the villa for ourselves for part of the year and renting it out as a holiday let when we are not there. I am trying to get clarity around costs associated with owning the property, particularly taxation. We would be UK tax residents and so considered Non-resident for the purposes of Spanish taxation. 

My understanding is that we would liable for 24% tax on any rental income without the option to offset any expenses, with returns submitted quarterly.  Is this the only tax we would have to pay or is there any other taxes applicable?

What about something equivalent to UK council tax? Does such thing applies?

I am aware of factoring/maintenance fees payable to resort, my understanding is that this comes at 170 euro for 3 bed villa at El Valle - is this correct? 

On another topic does people have any feedback on how popular does villas are for rental? Is there a good demand?

I've played golf at El Valle several times and also stayed there in rental villas twice a few years ago.

I believe you are correct on the 24% non-resident income tax. You will need to pay Council Tax - which in Spain is known as IBI - but is far lower than for a comparative property in the UK (expect €200 - €450 per year).

You will also need a licence to rent out the property and should expect to pay for regular cleaning, pool cleaning, other maintenance, key-holding services; in addition there will be electricity, broadband, water costs. The key additional cost, however, will be the fee charged for advertising and then for commission on bookings made, by whichever company you advertise your villa rental with.

Also consider that the times of year when you are likely to want to visit the villa may often coincide with the times of year when you would receive the highest rental income. On the positive side, the weather enables golf to be played year round.

In my opinion, El Valle is popular - check the number of villas advertised on Holiday Lettings, Holiday Rentals, etc. and the rates charged at different times of year. The golf course at El Valle is one of the best in the area; the course and whole resort are well-maintained and the resort feels 'classy'; however, there is only one bar & restaurant and a small but adequate shop. Anyone living or staying there would need a car to access more shops, bars, restaurants, etc. and it is a fair distance from Alicante airport, although much closer to Region de Murcia airport.
