Dear forum members,

We are the new owners of a property near El Reloj (Fortuna).

At our house we have some maintenance and some home improvements  to do  before we call it home.

One of the tasks at hand is the emptying of our septic tank, since we have no idea how full or empty it is so we decided to start empty :)

Do you know a company that is good (price and quality wise)?

It might be worth checking with neighbours or the vendor if it is actually a septic tank.

In the area in which I live, almost all properties which are not connected to mains sewage have foss pits (foss negro) which work with a soak away and shouldn't need emptying. I think these are not permitted for brand new properties, but the villas here, which are around 10-15 years old, all have foss pits.

Hope this helps!

We spoke to the guy who's doing the maintenance on the pool and the garden for the last 15 years.

We appear to have one of the foss pits you discribe, he called it a level 3 septic tank (they place no more).

Barry,

That is exactly what we have,  a soak away. It was installed several years ago when the communal septic tank in our area gave up working properly. The other responder is correct, it doesn't need to be emptied. We know of people who have had one installed around 20 years ago and never had it emptied.

Hi Ian,

Thanks again for helping us with your insight, we really appreciate that!

We aren't used to septic tanks and the like yet, can we use toilet paper or will the system get clogged up by that?

This soak away was installed >15 years ago, even before the former owner bought the property.

The gardener told us there was a stoppage about 5 years ago that was taken care off but no maintenance was performed before or after that.

I wonder if we have to do anything on preventive maintenance.

Barry,

You can use toilet paper no problem. Do not use paper towels or bleach. There is a tablet you can put down occasionally which helps with bacteria.

Just to echo this - you need to be careful an not use bleach or similar, as it will kill the bacteria which digests the contents of the tank.

Mercadona (and similar) sell tablets or small sachets of a grey powder that you flush down a loo about once a month and this helps feed the bacteria.
