Hello, My partner and I will be moving to El Reloj in July this year 

Can anyone give me advise/recommendations or tips please. I am going to need internet, TV, household insurance etc.

 I am hoping to rent our under build apartment out using airbnb and my partner is hoping to get work, he is a kitchen and bathroom fitter.

Scary times but also exciting!

Hello I would honestly forget renting out the underbuild with the new legislation covering all property rentals in

Spain. You must undergo a full inspection of the property and register fully with the tourist board and then display an official steel plaque outside the front door and register every person who stays with you with the local police when they arrive and when they leave

The new mass of inspectors are beginning to crack down and fines for unlicensed rental properties in court have been in excess of 100,000€ plus fines to those staying in the illegal property of 50-75,000€

Read information on this site and check out the new laws - the new laws now classify  you  as indulging in tax evasion for illegal renting of any property and the court aim appears to bankrupt you!

Do hope this is helpful. We know people who have already lost thousands!

Thanks for your reply. I realise I have to register and pay tax etc. I wasn't aware I needed to inform the police though, so that was helpful even if it is a bit extreme. I just hope that tourist will come to the area.

That sounds great. Do you know the area well. Unfortunately we only got to spend a day looking around el relof, Fortuna and santomera but we fell in love with our house. 🤞

Don’t know the area but it’s looks quite nice and suits us as we really wanted a rural house close to the Spanish way of life

Thanks, the majority of the houses on the urbanisation have the same and we're done when the houses were built as part of the specification. So we should be OK.

Your underbuild may well have been been part of original design but not designated as habitable accommadation, ie. Bedroom etc. That requires further planning approval and the documentation as suggested is important. You could find yourself in a nasty situation if you start renting out without checking you are authorised to do so as you will be putting yourself in the spotlight declaring all is ok when it isnt.

Thank you Pauline - this is a very important point that you have raised and discussed on the forum.

However. many seem to ignore and suffer quite horrendous legal and financial penalties.

As you noted we can but highlight it.
