Buying on resort

There seams to be a lot of properties for sale on the resort

Quite a few are duplicated with numerous real estate agencies

Is there much competition for sales and are the prices negotiable

Can someone please give me some advise regarding the different locations on the resort

How close is the nearest town large supermarkets etc

How much are the communal fees and what’s included 

Is the standard of living the same as here in the uk food wise restaurants etc

And lastly what is the best way to transfer money to avoid bank charges

How close is the nearest town large supermarkets etc - Sucina is the nearest town/Village - there are 2 decent supermarkets in the village and several shops and restaurants

How much are the communal fees and what’s included - Don't know but they do include 24hr security plus all the gardening and pool costs for the communal areas.

Is the standard of living the same as here in the uk food wise restaurants etc - Yes

And lastly what is the best way to transfer money to avoid bank charges - Transferwise

Finally - Quite a lot of people who own on Riquelme end up spending a lot of their leisure time in Sucina especially in the evenings. Are you sure a golf resort is what you want?

I am an avid golfer although not very good at it lol

The reason i am looking for a golf residence is for the relaxation and security the apartment id like to purchase now is for 

my little get away plus maybe an income from it,

my plans are to have a holiday home for two / three years then i am looking at a permanent move where i will purchase a forever home and have an income from the holiday home

I like the idea of a golf resort due to it being far enough away from the coast and the hussle and bussle however i will have the choice to visit if and when 

I like the idea of socializing and a town which offers choice 

More importantly id like to be able to have confidence in an agent to show me whats available and not steer me into what they want me to buy

Looking at viewing in March 21

Hi Daveliz.

I don't want to burst your bubble but I hope you take the following as helpful rather than critical

The chances of you making an income from your holiday home are in my opinion very slim. You will need to factor in the cost of your Council tax, Community fees, Spanish taxes, electricity gas and water costs. 

The area around Riquelme and Sucina has a lot of empty rentals with not that many tourists, most of the people who visit tend to know the area or have friends who live there.

If you like to have a few drinks Riquelme it's a tad far to walk to Sucina and the drink drive laws apply as in the UK.

are the services rates metered or standing charges

Spanish tax is that on the rental income, only i have a colleague who wants to rent the property of me for the year

so no need to go through Spanish banks etc

all i need to do is get the price right as long as i cover all the costs and my trips out there that is all i need 

when you say Sucina is not walkable, is there a local taxi company, i should imagine the fare is not much 

Im looking at Le torre and other places like Villa Martyn and Camposol and seam to be all much the same regards locations to towns maybe that's why there's more property for the money rather than near the coast

all this information i am finding valuble thank you

The rates are all standing charged as well as the bills and they are not cheap. My electricity bill (even though I am not there) is 30 euros per month. 

Spanish taxes are payable on a percentage of rental income (I believe 25% but not sure as we don't rent ours out), plus Spanish Income tax which you pay as a 2nd home owner, then there is Council tax and community fees.

You will need to have a Spanish bank account in order to pay your bills and to buy a property.

There is no official taxi company in Sucina, although during the summer months the bars and restaurants contribute to a free minibus to take you to and from Sucina (at set times I think). Whether that will still run next year with Covid god only knows.

The last point is Brexit - Should there be a no deal Brexit then the UK will be classed as a third country, what implications that has regards Bank accounts etc I don't know. I am in the process of applying for an Irish passport so that I can avoid any problems

Wow i think i will move to Portugal Lol

I  did not think there would be Spanish income tax, is that charged on the price of the apartment?

 i imagined there would be council tax to pay and electric water etc

I know about the bank account are the community fees the communal fees for the resort

Covid is spoiling things rather had a guts full of all the uncertainty

Brexit well theirs a different matter, however many Brits go to live outside the E U so it may be a little tighter with qualifying E G more money in the bank for health care etc, 

We are defiantly going to purchase in Spain that is why i am asking loads of questions which i very much appreciate you replying

The Spanish income tax is based on the value of your property and is payable yearly. If the property is in joint names both have to pay. (Ours for this year is approx 140 euros total).  If you like I cam PM you with a guide that I did for my Dentist when he was thinking of buying in Spain. (It's just my point of view from my own experience of owning a property in Spain)

I think he is talking about non resident tax...not income tax although if you rent out your property the income is taxed at 24% and you cannot offset any bills against it. The golf course onHdR is closed for the forseeable future too!
