Hi you say near La Manga? where about exactly, is it in the club, on the strip or another area that can still be classed as La Manga?
Does this mean that you haven't actually viewed the property in person? Have you visited La Manga previously?
Are you planning on this being a holiday home or moving to Spain permanently? Retiring or want / need to work?
"Near La Manga" needs clarity. La Manga is the strip of land along the east side of the Mar Menor, which is different to 'La Manga Club' which is the 'famous' residential development with golf, tennis etc.
3 bed villas with pools on La Managa strip start from £250k, whereas those at La Manga Club start from £350k and have significant annual resort / maintenance fees.
Most people would strongly recommend never to buy a property without having seen it in person. Even with all the photos, video tours, drone views, etc. nothing beats seeing somewhere and 'getting the feel' for it.
There are personal property finding services, who will charge you a flat fee and then sometimes also a percentage of the final purchase price to help you find a property. They will ask you for as much detail as you can provide about what you're looking for, search estate agent websites and provide a shortlist, then carry out viewings on your behalf. However, these costs will be in the £000s and ultimately, you're trusting the opinion of someone you've never met.
As far as helping with the process, an estate agent would do this anyway - but you should always use an independent lawyer.
In general, allow 12%-13% in addition to your purchase price for the associated costs and, if you need a mortgage, expect to need a 30%-40% deposit.
