Advice on paying off Spanish Mortgage

Any advise please.

We have recently paid off our Spanish mortgage and when contacting my Solicitor he advised me that i need to cancel the mortgage with the bank officially.

The solicitor said i should have had a "certificate of debt" from the bank when we paid off the mortgage so we needed to contact them to obtain this ASAP, then we need to cancel the mortgage officially with the Notary and the land registry.

He said the fees for this are 900 euros, this pays for the Notary and the land registry for cancelation of the mortgage deeds.

This seems very expensive, has anybody had any experience of this. Any advise would be much appreciated indeed.

My solicitor advised me not to go to the Land Registry/Notary as you are just paying for new deeds to be drawn up. He said leave it until we ever decide to sell the property and the new buyer will have to pay for new deeds anyway.

Just be careful, nothing in Spain makes sense let alone perfect sense.
