I am not 100% sure but the apartment blocks at the highest point in La Terca may be Nuevo La Tercia, if not then ignore this message, somebody on here will know.

There are two large blocks of apartments with terracota coloured sections.

I have been in the block nearest the top of the hill/slope!  There are at least 10 empty apartments, most since the block was built which was probably between 2006 and 2010.

These apartments are selling cheaply. I offered on an a 1 bedroom (fully furnished) at the downhill end of the block but noticed that there were some structural/build quality issues and withdrew, even at  25k euro !  The main issue was that the apartment floor level was below the external veranda floor level and water ingress was apparrent through doorways.

Another issue at the centre of the property, the expansion gap between the East and West sections has opened and you can see right through the structure from one side to the other! It appears to be one structure but in fact is two????

There are potential further issues with maintenance. The lift clearly doesn't work and I was told by one resident that the electricity charges for the block are very high due to having to pay for adjacent street lighting. I can't say I believe the street lighting is the reason but beware this and beware future maintenance costs. Also heard that the similar building which fronts the road from La Tercia to Sucina has subsidence problems. Again heresay but check it out!

I absolutely fell in love with the one bed apartment that overlooked the swimming pool and had views to be treasured but head had to rule the heart on this one!

Hi there and thanks for the informative reply. The apartments that I was looking at were the ones up opposite the car wash, either downstairs 2 bedroom with the front and rear gardens or the upstairs 2 bedroom apartments with the rooftop solarium  I wasn’t looking at the flats that are down by the village. I haven’t been able to see or find out anything regarding subsidence as the second row of there units as far as I know sit above the under grown car park  I have uploaded a couple of screen grabs of the units I’am looking at. The units are fairly cheap and I don’t won’t to go all out 100k+ on something as I cant afford to loose that but at the current prices it wouldn’t kill me if it went west so to speak. Rural life appeals to us so I like the location but don’t want to be spending unlimited amounts if I take the plungeBut thank you for the reply it is very much appreciated.

Yes, these are the ones.

You are right about taking a chance and I still regret the decision to back out!

Most of the available flats are offered around 38k but I think you need to try 30k.  They are nice apartments and La Tercia is well located for everything and the walk from these apartments to the town center is very pretty but beware the dogs! Haha. I have spoken with an agent there about two months ago and she had 14 flats in that proximity and confirmed that the bank would accept offers.  Good luck but please go to the top of the building in the central area at the back and note what appears to be structural movement. I guess the apartment you need to go through to get there will still be unsecured.

steveThanks Bob, I have attached a screen grab of the area would it be possible to mark or tell me which one you looked at that had the issue. I just think at that money it’s almost a no brainier as long as you drive and don’t mind the solitude. I would be going through a lawyer and hopefully any issues would be picked up. I have also yet to find out the heating and air con, from what I gather it is centrally ran so I would guess it’s just a monthly fee. Again something for the estate agent or lawyer

It is the block directly to the right of the swimming pool.  If you are talking about the split structure the central flats are above the driveway to the underground garage, which you can see in the screenshot. Top floor is where you can see the movement in the parapet wall at the junction of the two structures (which appear to be one!)

Air con in the flat I looked at(1st floor near the pool was a central system for that flat only. It had its own ac unit.  You would need to check where your central ducting went and if it needed an ac unit to provide the airflow. I don’t believe there is a central ac unit for the building although there appears to be one in the building opposite as there are large ugly ducts running along the back of the building.

Not associated with the urbanisation complex that is new la Tercia. They are about 2 miles  apart ,  the picture shows the rd
Federico Garcia Lorca ,  we purchased her last year , absolutely love it there , can’t wait for our retirement day to come so we can be there 24/7.  You need to have a little looksie around to make your mind up though?   Hope this helps

Hi there and thanks for the photo, I can’t work out where it is in relation to google maps though. I didn’t realise that it was as hilly an area as it looks in the photo. Do you know of any issues reported at the top end of Calle Federico Garcia Lorca seems strange so many empty apartments without there being building issues reported. Thanks Steve

Hi Bob.  New la Tercia is the development in the old town of la Tercia ,  as in the picture for Calle  Federico Garcia Lorca.

 United golf Is also know as la Tercia but is a totally separate community.
