Hi Steve  

The top end and front line facing Sierra golf way are mainly empty and have been since they were built and are owned by banks , which are slowly being released for sale , most of the issues with the buildings up the top end are where people have helped themselves to various bits of the properties, ie taking a window or some paving or the kitchen etc.  In general they are very well built unlike a lot of the properties on United golf , which has had some work carried out just before the lockdown on some of the exterior cracks facing the roundabout on the unused entrance.   

Best look around first before you decide they are good value for the money in my opinion,  we do have a second house on the golf resort la torre , were the community fees keep rising year on year, but doesn't have that homely feeling for us like la Tercia does.      Hope this helps in some way

Firstly we are all in the same place!!

Secondly, I obviously have a slightly different opinion to you Mark on the structure. I am not convinced that there are no issues with the structure.  They are very nice apartments but I believe there are some movement issues and water entry issues where veranda drainage is insufficient and internal floor levels below veranda level at both ends of the block Steve is looking at..

I am going to try to get access to the roof area next week to photo potential movement evidence but of course it could be just settlement which may be acceptable.

At the pool end of this block the foundations of the chimney have disappeared! 

I was proposing to buy at this end and due to this issue I withdrew.

All looks good on the surface

Hello Sucina    I have been following the forum between yourself, Mark and Heppy(Steve) (just logged in as a new member) and just need some clarification if you can please help.

Myself and my husband had seen these 2 bed properties in Calle Federico Garcia Lorca La Tercia selling at a very low price.    We too were/are extremely interested in purchasing one of the 2 bed ground floor with the gardens.  We were also told Community fees would be approx 50 euros a month and  the yearly council tax 300 euros.The sat nav co-ordinates the estate agent gave us were  https://www.google.es/maps/@37.8829043,-1.0069808,18z       We are in the U.K. so was buying as a holiday then as a retirement home.

From your Forums can you or Mark  or Heppy(Steve) please confirm that basically they do have subsidence issues and other possible problems?    Please confirm soonest if possible as we have already made an offer which we have been informed the the bank in Spain accepted Friday of last week - tomorrow we will have to start the process with the sending of a deposit etc.       I cannot believe that an estate agent would let anyone in their right mind buy a property with such serious issues knowing that they were going to be a retirement home to a person/couple who maybe spending there life savings on it!!!!!       I am even more shocked that "A Place In The Sun" was even advertising them a few weeks ago.

Hi Tracey 

I cannot tell you if the apartments at the top end of Federico García have issues with subsidence or not this you would need to have a survey done to be sure .

we do have a property on Federico which is a 2 storey house with no subsidence 

issues, as for the water ingress on the Patio areas and roof solariums the drainage is under the slabs and some of the units have had problems with the tanking felt like our next door neighbour which within 1week was repaired and a new tiled area installed, ideally you should wait before parting with any monies, come out and and have a look for yourself before any decision is made (only my opinion) we have had a place in another area of Murcia for over 10 years and it took us over 5 years of looking at many properties in different areas for the right house in the right area for new retirement home in la Tercia, hope you make the right decision for yourself

Hi Tracey we have purchased an apartment in the block opposite the pool , we came out in January,  loved everything about the village so went ahead. We completed two weeks ago,. Did you decide to go ahead with the purchase?

We have a Spar supermarket, a Medical Centre with an English speaking Doctor. We have three super Cafe Bars. 

The Junta - Townhall is in the middle of the Town in the same building as the Cafe Bar. The town integrate with both nationalities, sharing facilities, events, even bingo nights.

The English residents involve themselves with all the Spanish Fiestas.

The towns roads and pavements are power washed every week, the drains are regularly cleaned, lampposts kept in good order. 

The Spanish integrate with expats and we take care of each other.

A recent professional squatter who thought they could invade our town were quickly "persuaded to leave and never come back". At a meeting virtually the whole town turned out - community co- operation.

It's the cleanest most friendly Town I have known. 

We have resided in Spain for over 8 year's and have resided in places from Malaga to Denia before deciding on La Tercia for what it offers to retired life.

We also took into account disabled access should it ever be necessary as the pavements are all flat (there are no hills in La Tercia)  and the pavements have been  designed for wheelchair access with pedestrian crossings at junctions.

We have made La Tercia our forever place to live out our retirement. We are so glad we did.

La Tercia is a quiet haven with easy commuting by motorway links to San Javiour and Las Alcazares,  playas only 20-25 minutes drive away.

We lived on a playa for three years. A nightmare during the busy periods. If we want that we can jump in the car. You cannot beat peace and quiet.
