Hi everyone,

Hoping to get some ideas/pointers to help focus my search. I've still got 2-4 years before retiring, but am already thinking about a winter sun home on the Costa Calida as I'm a golfer and would like to play all-year round. Ideally, I'd like a detached villa, but will have to make do with town house or 2-bed apartment as max budget will probably be at 110-120K€.

We'd probably stay full-time from end Nov. through till late March, and may come down for short spells April-May or Sept-Oct. We will not be there June-July-Aug as it's too hot, though family and friends could use it then. I'm not planning to rent it out unless running costs/overheads are really high.

Wish list:

  • Quiet, bright and airy property with sunny most-of-the-day roof/terrace/garden and with a nice view (as mentioned, we will not be there when it's very hot, so don't want somewhere dark to avoid summer heat).
  • Be within 20-minute drive of 2 or 3 good golf courses (I don't have to live on a golf resort, but am not against it)
  • Secure area, i.e. gated community or secure apartment block as property could be vacant for weeks on end.
  • 30-minute max. (20 minutes ideally) drive to beach for walks in winter and maybe bathing in late spring or autumn.
  • Some local community activities, Ex-Pat and/or Spanish, mainly for my wife who is not a golfer
  • Ideally within cycling distance of amenities, shops, restaurants, but not a deal-breaker if we have to drive 5-10 minutes.

I hope I'm not asking too much here and am being realistic.

Brexit limits you to 90 days in any 180.

To get the time here that you want, you will need full Residency ... healthcare, income tax in Spain (generally higher than in the UK), the whole nine yards. The financial (income) hurdle post-Brexit does not seem to have been published yet, but some people are talking about 32K Euros per year for a couple. As of 1.1.21, retiring to Spain is more difficult. 

If you go down the Residency route, you might want to downsize in the UK.

Thanks for the warning, but Brexit isn't a concern for me as I have both UK and French nationality.

Hello, my best advice to you is to narrow your search as your destination is quite big and offers a lot of choice. If your into golf there are numerous golf courses which you can live on. These are mostly gated communities. If your not here all year round you can get a key holder to check on your property. I actually live on a place called La Torre Golf Resort. It’s a mix of British and Spanish residents with all the amenities on site and also within range of shops etc. Do another more research as there are lots of these developments in the area. Google the places and do more research. If it wasn’t for COVID I’d suggest a few exploring trips. There’s many estate agents that can help also. I’m not sure I’m allowed to mention them but again just do some research. However most of these gated communities have somewhat large fees called communal charges. They depend on different things. Just also consider the property tax out here. Expect to pay an additional 15% on top of the purchase price. Good luck with your search.

FixIt2020, thanks for the tips. The only place I had previously heard of was La Torre Golf resort. What would be the typical community charge and council tax (IBI?) on a standard 2-bed apartment there? Just to get a rough idea.

We're not in a rush to buy, and post-Covid, we plan to visit a few times in winter to suss places out. I'd like to have a maximum of 5 places to focus on, ideally just 3. At the very earliest, we'd be looking to move in 2 years time, but may buy as early as late 2021 if a good deal comes our way on a place we fancy and Covid has been reduced sufficiently. I'm still not sure what the impacts of Covid and Brexit will have on the property market in Spain, but that's secondary and not something we can control.

Yes, I understand that Spain doesn't allow dual citizenship, so I imagine a real dilemma for many. 

I say "Brexit isn't a concern for me" only in terms of me residing long-term in Spain. It will obviously affect other aspects of my life, just not as much as some. We'll see what happens in 2021 when Brexit actually gets under way for real.

I should have added that I'm looking to learn Spanish to quite a high level, something I will set as a priority. Knowing other Latin languages (French, a bit of Italian) certainly helps a lot when reading Spanish. Speaking and understanding the spoken word is something else though.

Look at Mar Menor Golf Resort of Roda Golf both 10mins to Los  Alcazares, biggest town on the Costa Calida.   I don’t think you’ll get a detached villa on either for your budget, worth checking though.   See details below
