Hi all, a bit of advice please. My neighbours and I have agreed that we'd like to remove an old green mesh fence that divides the boundary of our two properties, and replace it with a block wall to the same height as the existing fence, which would then be rendered like the other walls (white).

My question is, do I need to get a permit from the town hall for my builder to conduct these works? I know, technically, that even if I have my house painted white (the same as it's existing colour) I am supposed to get a permit to allow these works to be done. Apparently it costs 350 euro?

Any advice, gratefully received. Thanks

Surely  if both you and your neighbours  have agreed and you sticking to the same hight and coulour ect then this should  be enough  possible  to just make sure with your builder might confirm this

Thanks Tony for the reply. My issue is that keeping paperwork in order, helps when you come to sell in Spain. I'm told that technically you are required to get a permit to paint your house, even if you are painting it the same colour! So I was just trying to find out if anyone has had any problems or experience with making changes to a property, and then subsequently having an issues on sale. 

I'm pretty certain the builder will tell me "no" but that's why I want to see if anyone else had an opinion.

I understand. We renovated a bouse a few years ago, effectively gutted it downstairs and replaced a railing around the garden with a high wall. At the time we checked with the builder we engaged as I also had read that any changes both inside and out required planning  permission including, as you said, changing the color. He reassured us that there would be no problem with any of the ideas we wanted to alter..

With considerable 

misgivings we went ahead with the  substantial changes including  replacing the front door and windows with double glazing. 

A short few years later we decided to sell up, the agent was the same one we originally purchased the house from and everything went like a dream no problems at all. The relief was palpable I can tell you.

That said, for peace of mind I would check with the Ayutamiento who will probably tell you the official line because they are obliged to. But consult also with both an experienced agent and a legal eagle because things may be different from area to area and possibly a blind eye is turned in some areas but not others.

That was our experience and I wish you well with what you are proposing.

You actualy need a small works licence all you need to do is take the quote from the builder or an estemate for the cost of materials to the town hall where they will direct you to the correct department, Cost is minimal but worth doing for peace of mind and keeping legal.

The best thing we did 2 years ago, the change from a fence to solid wall has made such a difference to our block of villas, some of whom rent through the summer.
