Renting out rooms

We are thinking of buying a villa or finca rural. If we wished to rent out some rooms do we need to register our property. Also if we had a flat we rented out, are there any restrictions or would we just need to declare any income. Thanks

Hello and good morning 

I afraid there now very strict rules applying to all rented property be it a room or a flat or a house.

You have a register with the Murcia Tourist Board and then await a local and regional inspection 

after which you will be graded and have to show your licence plate and number at the front of your property.

Inspection I understand are running about 6 months behind.

It to rent a property without a licence as the Spanish legislation see's it as tax evasion - recent fines 

have been around the 90,000 euro mark when caught.

Yes income is declarable two -three times a years less costs - a good idea here is to get your lawyer

who often also does accounts to submit it for you - we pay about 100 euro a year and our lawyer does in for and 

we just send them our income and costs

You need a tourist licence from Murcia Turistica ..the form is in Spanish...our gestor charged 50€ to complete and submit it...we waited 7 months for the inspection visit, a further two months for our licence number and a further two months for the login details from the local guardia. ( every guest has to be registered online with passport details etc) Once your application is received you can begin letting but its a long and frustrating process!
