I contacted both the UK Gov & The Spanish Embassy here is their response..

Please not the important word 'option'

At Spanish border control, visitors may need to:

  · show a return or onward ticket

  · show you have enough money for your stay

  · show proof of accommodation for example, a hotel booking confirmation,                                                                                                                                                                     proof of address if visiting your own property (e.g. second home),                                                                                                                                                                               or   an invitation from your host or proof of their address if staying with friends or family.  

The Spanish Government has clarified that the “carta de invitation” is one of the options available to                                                                                                                               prove that you have accommodation if staying with friends or family.

  · use separate lanes from EU, EEA and Swiss citizens when queueing

  · your passport will be stamped on entry and exit

Hiya. Just for further support information, non residents with a second home can't apply for a Carte de Invitación.

If Spain decides to enforce this they will surely have undone their welcoming UK  to visit again now,and whether it is something that could be brought in following Brexit,I think it would be a mistake. I'm sure there are plenty of UK property owners who although unhappy with Brexit and what it brings, would get used to visiting every 90 days, and have family,friends visit them. If it them meant having to go through the rigmarole of many forms, and also costing them,their attitude would change. Just my personal view.

Yes, good point. But I think the fact that non residents can't actually have a Carte de Invitación is good news - one less piece of paper and saves costs too!

But there are no doubt plenty of property owners who are non residents, and Brexit has made it much harder for them to become residents who would not be happy at all .

They should direct their unhappiness towards the British politicians who did not explain, the difficulty that non-Eu citizens have had obtaining any Eu residency for more than a decade and the 90 day rule. when they promoted Brexit

Unfortunately most of the Brexit focus was on 'taking back control'  'ending free movement' .Remain should have pointed out that freedom of movement also affected UK citizens. I honestly think the vast majority of voters in the referendum had no clue about the advantages, disadvantages, myself included.

The brexit thing is definitely a bad thing for english people with property. Like new basura tax doubling of bank charges corona and brexit not good

Judging by the problems EU citizens are experiencing entering the UK, I can't see things getting better anytime soon.

Look you cannot change Brexit so get used to it. You left your country of birth for supposedly "better climes " great - so embrace it and leave the UK to run its own business. Why should it bother you? you don't live there any more, you spend your earned money in your new country (as you should) so whatever happens in the UK should be of no consequence. Prices in Spain were going up long before Brexit, Spain has always taken "backhanders" and the Brits moving over was another great excuse to gain more revenue.
