We are just in the process of buying a house (not a new build) in Los Najeros and are looking for advice on whether we should have a survey done or not as we would if buying a house in the UK.  If so does anyone the average cost for this on a 3 bedroom semi detached.

He was quick to come back to me and has perfect english. He is working on many houses in the los narejos, alcazares areas. The price i think depends on the build.

Please do not buy without a survey. We are also looking for a permanent home here in Spain. Virtually every property we have viewed has some serious faults which even my inexpert eye can spot. The biggest problems areas are leaking flat roofs and rising damp. Both if not treated early can lead to misery. There is a British company that can conduct surveys in Spain and the cost depends on what level of service....from basic to full report including estimated costs of corrective action. They are www.surveyspain.com. Good Luck! Also look at this map which shows the ramblas (dry river courses) and potential flooding risks.

Yes you raised some good points. 

The area you pick needs to be away from areas that have flood issues. The september flood history will show you that. Speak to as many people as possible cocerning the area and problems that may arise. A small tip...look at properties that have some steps up to it. Any doors on level with the street will be a flood hazard. And remember just because it may not have been affected in the past does not mean it wont be in the future. Also i bought floodgates from floodshield in the uk. 300 € each. Free shipping worldwide. Worth every penny if it floods  againAnd dont forget to protect the crawl vents too.

Look on ST Consultores website - had our survey done from them last year - very reasonable and indepth.

I have never and would never buy a property anywhere without having a survey, particularly in an area I don't know.
