Estate Agents/House Hunting

Coming to LA next week to start searching for a home - planning to buy in March so checking out areas and viewing a couple of properties to manage my expectations.  The estate agents are very keen, but a couple have suggested it's best not to work with too many. Apparently, it's all quite political and working with too many can make the search harder. I'm not sure if this is something they say to keep you to themselves, or if there is any genuine truth in it. Can anyone advise me on best way to search? I'm on Idealista, but did you register with agents? All or just a few?

Hi, I think this might stem from the practice that houses for sale tend to go on with multiple agents and that's why you see the same houses on multiple websites, not just the websites that sweep everything like Kyero, Think Spain and Idealista.  It feels like there is a lot of competition between the agents and not many houses go on with one only i.e. exclusively.  Having said that, the one we are now interested in is on exclusively, but you tend to get that when it's something like an urbanisation where the agent is based is the town/urbanisation or where the town isn't that well known (which is what happened with our previous house purchase).  Also be careful because some try and charge you a fee as a buyer when it's actually the seller that should pay the agents' fees.  To answer your question, what we did was choose our area then did a google search for 'properties for sale in xxx area'.  You then get the hits of both the websites that sweep and independent agents but you're likely to see the same properties on both.  If you have found your area but there's nothing for sale that suits, then it's probably worth hunting out the local agent and registering so you get first dibs on anything that comes up.  Also, the websites that sweep do have houses on where the owners are selling directly and not using an agent at all, so you'll get to see those houses too.  Hope this helps!

Hello.

We bought in March this year.

We started with a place in the sun then contacted the estate agent selling the property.

We bought in Los Najeros, was originally looking in los alcaharez, this is more residential, lots going on around it, beach not far, about 10 restaraunts, aldi lidl mecadona supermarkets easy to get into los alcaharez town center. We bought with rainbow estates the lady mayte was so very very helpful and we used mare nostrum solicitors who we paid to have temp power of attorney , cheaper than flying backwards and forwards to spain.

A very good experience with both. Good luck with your search a lovely area to buy in..

I would have  good look around the area first when you come to Spain, some people prefer the Old Town, others prefer Los Narejos . I preferred Los Narejos, Aldi,Lidl,Consum, Mercadona all within minutes walk if you don't want to drive .

The main Strip close by,  it gets extremely busy in the summer months, but i like that. 

Then when you've decided where, there are lots of estate agents on your doorstep. 

I'm sure you've looked into the extras that are added on to give you a final buying price. 

A Place In The Sun never mention this.
