Can someone help with details for non resident tax please 🙏🏼 castiral  value as this will be our first time filling it in , or do we use the solicitor that we bought our apartment with , as they have offered this service ..

We are not renting property out , it’s just for family use as holiday home for present, …

we have only just completed , so do we do the taxes now for December 

thanks for any advice given

Depends how much your solicitor will charge you. 

Several people on here do it themselves ,download forms and fill them in. 

I don't have access to a printer plus I'm not great with forms so I pay someone to do it.

I believe tax is paid a year in arrears, so yours will be a relatively small one if you've only recently completed, and you can pay it next year. 

Then in 2026 you'll be paying for the full 2025 year. 

And I believe its per adult living in the property.

If you feel you can do itself I'm sure people on here will be able to give  you advice.

Does it go on how much ur property is worth ?? The solicitor wants 70 euro each 

But we only paid 83,000 euro for property 

How much do u pay if u don’t mind me asking ?? 

As as we got the keys 8th November, so only 2 months of year 2024

Mm, not sure if it's the price or square meterage that the IBI bill is calculated. 

I have the bloke who does mine a copy of my IBI bill which has the cadastral figure . From that I give him the address, my NIE number, its just me there when I think if its a couple its charged per person. I dont have a printer so i cant download the forms hes filled in, i get  the forms sent to my UK address, and take them to Spain and take to the bank there to pay it.My 2023 tax bill was€143 and he charges me around £40 to do it. My property is 2 bedroomed, with a third small building on the solarium.. 

So if I'm right if it was you and a partner, it would be €286,but I think he still charges £40.

Our apartment is a 3 bed apartment with solarium & it’s 83m2 inside  

With what you said our change for having help to do the form is a lot cheaper than the solicitor as that would be 140 euro to your 40 euro so quire a bit of a difference before even paying the bill .. can u pay the bill over the counter in the bank as we have a wise account, not a Spanish bank  account..

We haven’t got a IBI Bill

Not sure on that, I think you might be able to pay it at any Spanish bank, taking your forms and ID with you, but I'm not 100% sure, I have a Spanish Bank account,so pay it over the counter at the bank. Your solicitor should probably  be able to tell you what the cadastral value was as the details of your property will be registered with land registry.  I'm sure other people on here will leave comments to help you with some of the questions if I've got anything wrong.

Thank you so much for all ur help & advice , hopefully we can get it all sorted when we come back in December .. At the moment , we haven’t got all the final paperwork, including land registry

You can pay the tax at the banks in Spain. I paid my 1st one at the bank on the corner in the square as we were staying the night there.

When we were non residents I used Spanishtax forms online. You can find them on Google. Their charges were per property not per person. Really quick and easy and if you are not in Spain for a small charge they will pay your bill for you. You solicitor should know the property value to give them.

Just for your reference.

My property is worth about the same as yours.

I prefer to let our solicitors deal with any Spanish taxes etc.

They charge me 78 euro per year including IVA to do this work but that also includes dealing with any other queries during the year.

The non resident tax due is around 138 euro on my property.

I have a DD sent up from my Wise account to pay the Spanish solicitors who then pay the tax.

Just to note that you can get your IBI bill online.

This is all correct. We just paid our tax for 2023 - the year we bought our property. I was recommended to use Spanish Tax forms Ltd. I sent an email and was told what information I needed to supply. He then sent me notification of how much the tax was and his fee for completing. Simple process and around £50 for his service which is very much cheaper than going through your solicitor but check what they are charging. They do charge for each person on the property deeds. Congratulations on your new home!😃
