I am about to pay off my small mortgage in June with bankia - I want to know if you get the deeds straight away or after ? Thank you

We bank with Cajamar and paid off our mortgage last year. We already had 2 copies of our escritura, one I believe just relates to the property and the other is thicker and includes details of the mortgage. I am guessing that you have the same unless different banks have different systems.

We went into our bank, paid the mortgage and had the bank's copy of our escritura within a week. So far, we have done nothing further but if you wish to sell your property, you will need to have it officially registered that there is no debt attached to the property.

First step is to visit the Notary, then you need to go to an office to register the fact that your property has no lien on it. We have been told that the cost of both visits will probably be about 600 Euros. I can't remember the official name of the office but your bank will be able to inform you. Hope this helps.

600 Euros was the estimate given by the person who translates for us as she has done it before and it is the total for both appointments. Your bank may be able to give you a more exact figure. There is no requirement to do any more than we have (so far) unless you want to sell.

Unless you can coverse in Spanish it is best to get proper spanish legal help.

Eventually you would require an " Escopia Simpla"  from The Land Registry to ensure the mortgage has been removed.

A lot of Banks don't bother to do this down to cost.

Goes unnoticed for years until you want to sell, move or die. Its then you would realize it was never a diy job.

Happened to two lots of people i know .

Yes.I was another of those people.I thought by paying off the mortgage 14 years ago that was it.

I sold my home last month finally after much hassle with the bank.I had to have an official letter from them to take to the Notary.I also had to pay the Notary 500 euros to take it off the property register.So be warned do this before you think of selling- and start saving It costs just as much to sell as it does to buy!
