We have just found our dream home after nearly 2 years in your price rage outside of LA. It was hard work.
I read your requirements:
Villa with pool….
Near the strip……
walk around the area what is of interest to you. Do you find your interpretation of a “Villa”?
Old Town….
May I remind you that the old town could be subject to flood…

Confederación Hidrográfica del Segura (Zonas Inundables)
2 examples we found under the term of “Villa”:
The rooms “were so big” that you have to go out when the sun shined in – the feeling was the room is overcrowded.
One Villa had an additional bathroom added to the normal layout: YES, but half of the garage was gone, no room for a car just a “biggish” storeroom……
To build a pool would cost you ca. €15-25.000 – keep this in mind if you see a house without a pool.
We searched with the following sides on the internet

www.kyero.com
www.idealista.com/en
I have so say that 90% sales are through estate agents.
Very important: calculate 12% of the sales price on top for tax and notary…
