Its a lovely place...great restaurants and bars, lovely paseo and beach will be restored fully soon following the floods a few months ago. Friendly ex pat community, and opportunities to mix with Spanish people......lots to do if you want a full social life and make friends...fully research the area you,’re looking at because of potential flood risk. A car is almost essential  if you want to get out and about!

We live just outside the town but love the area.

We’ve lived here since August last year and live just on the edge of the town in Lomas del Rame.

I can only echo Chrissy's comments, it’s a great town, wonderful vibe and very well maintained. We also have another property up at Cabo Roig that comes under Orihuela council and is nothing compared to how well LA is looked after.

Plenty to do without being too Benidorm like as it can be further north in Costa Blanca South. Great beaches, bars and restaurants. Cartagena is only 15 minutes away. Nearest airport (Murcia) is only 40 minutes, and Alicante an hour. Murcia, a city with a population around that of Liverpool, is just under an hour. Three large shopping malls are all within a short drive, San Javier (5 mins), La Zenia (20 mins) and Mediterraneo at Cartagena (15 mins).

However, would also agree to do your research and ask around before you buy/rent first as parts have been affected by the recent floods, especially the ones last September.

Agree with Crissy and Nick's summation, there is a strong and friendly English speaking community but plenty of very nice Spanish people too.

Purchase wise - do your research, there are plenty of areas here that have never ever been flooded.

Hi ,I can only concur with everything that has been said so far about Los Alcaz , especially about the flooding ,I got caught in the gota Fria and it took me 8 hours to get back home . I really felt for the people that were affected but alarmingly it seems to be happening all too frequently now. So do your homework but dont be put off as it is a great place.

We have a property at El Carmoli for sale, it's away from the hustle and bustle but we love it here,a family bereavement means we unfortunately have to sell up and return to the UK

It's on the market with Swingland Estates, Michelle Bowen is very helpful. 87,500

If you are buying within the LA town confines, it is best to steer clear of the old town, which is to the south, as this area gets the brunt of the flooding when it occurs. LA is a fabulous place, the old town is lovely and it is a great pity about the flooding. The LA beaches are 7km along the perimeter of the Mar Menor, very beautiful, lovely promenade and walk-ways. Great bars and restaurants down the 525 strip. Great social life. We love it. Can't wait to get back to LA.

How do you make a choice based on flooding. As a stranger to the area how would we know where is good or bad?

Good idea if you look at Los Narejos..its beside LA..I dont think they had problems with flooding....the old town of LA...had so many problems....homes totally destroyed...however there is talk to build something to protect when storms arrive.

There are some really nice roads in Los Narejos...good luck
