Hi everyone 

I am looking to buy a holiday rental in the area .As I want to rent it out when we are not using it I am trying to work out a rough guide to how much it would cost for a company to sort it all for me .I am looking for a two bed near a swimming pool .I know I will also have communal fees on a complex. but not got a clue of costs Any advice what be greatly appreciated

You need to read up on renting out properties in Spain.

Not just as simple & profitable as you think.

Plenty of info on here & on the internet.

that's the trouble there is so much it's where to start.i not to bothered about making money it's just about it paying for its self.

I don't blame you for wanting buy and rent.  Los Alcazares is, to us anyway, heaven on earth.  But a word of caution.  I read (Murcia News??) that the Spanish Government will be making adjustment to non-residents taxation once afte 31st December as the UK will no longer be part of the EU.  I think it said in line with other non-EU countries.  You perhaps need to check out what your tax commitments will be on top of the service charges!  I think the UK Government do give some good advice on their website.  Or go on the Spanish Goverment site (use google translate if nece.)

Google Owning a property in spain after Brexit...or words that effect.

Personally, we never saw the benefit of buying a holiday property ourselves.  We holidayed here for a few years before buying & retiring here.   We just rented. Cost us less than some folk were paying for maintenance costs!  No hassle, no responsibilities, no committments.  We could come as often as we liked at a cost probably less than we'd have had to spend as owners.  Biggest bonus of all -- if we got fed up of the place we just booked hols elsewhere.

Having said that, it may well be that you have considered all the angles and still decided that ownership is for you.   I really wish you well and hope you will soon be looking forward to many wonderful holidays in the area.

Thanks for your advice. I am keeping a eye on all the Brexit stuff.but untill we are out know one will know for sure what will happen it's a waiting game.

Spain is no longer what Spain used to be for renting out your property

You have to have a regional property inspection of your property and a licence to rent with a large plaque on your property with the licence number shown.

Rent without an official licence and the new property insepectors evverywhere now report you. Then to Spanish courts and recent fines all over 100,000 € plus 20% fine to the guests staying in the lllegal property, usualy a fine around 20,000€ or worse orison sentances for both. Non licence renting is now Category 1 Tax Evasion in Spain. Look at all of the new taxes laws and legislation in Spain???

non resident tax on income from property rental post Brexit will be 24% with no expenses offset...plus you’ll need a management company to handle guests and cleaning ...and a tourist licence....you need to consider if its worth it. Our rental apartment has been empty since February except for a few odd weeks in the summer...we are residents and can offset all expenses but still not really worth it.

Hi Thanks for the information .that one of the cost I was trying to get a cost to .I was looking to maybe buy in a complex. is there many companies that sort it all for you it's their cost I am trying to work out on top of everything else
