Hello everyone.
I hope you can possibly advise me with a few things.
I have been offered a property near Roda golf club to buy. The person selling bought it some years ago and has done nothing with it from new build. So as long as the property is in good condition it will still need air con furniture and white goods. My questions if you could help me before going out to just look at it would be.

Is it a good time to buy in this area. I do see a lot of properties for sale. Is this area a nice place to own a holiday home

Could anyone give an idea what it would cost to get ok for a holiday home. Some kind of idea really.

What is the transfers like from the airport. Is there bus pick ups or just taxis.

Could anyone give me an idea of the extra cost I would have to pay if I was to go ahead with it. Taxes and communal charges

These questions will just give me an idea before I take any other steps. But I thought I would see if any of you could help beforehand

Thank you so much for your time and hope I can get some replies from you all that may help in my decision.

Kind regards

Guy

do you mean Roda Village…Rda Senorioo? If so yes its a nice place and plenty are holiday homes. Village has a small supermarket a couple of bars and a community centre for cheap food and sometimes live music. Irish bar with good food and music and wuiz night.

Its a good walk to Los Alcazares and about half an hour walk to the beach. You really need a car. Currently no airport bus and approx 50€ each way for a taxi from Corvera …about 100+ from Alicante

Budget for around 12% on top of the selling price for all fees and charges.

Hope this helps

Hello

Thank you for your reply, all advice is very helpful at this time. Could i ask, are there a lot of empty houses in this area, near the golf course. If so have you any idea what sort of prices a 2 bedroom townhouse in that area go for. Obviously the agents are saying high as of course they would.

Thank you and hope to get your opinion if possible

Kind regards

Guy

You can get a 2 bed traditional townhouse in Senorio de Roda 10 minutes walk from Roda Golf for under 100k with communal pool but theres also lots of modern cuboid villas being built. If you buy within the golf course then more expensive but mainly apartment in Roda Golf and yes lots are empty or just holiday homes.

Best advice is visit the area maybe rent a place for a few days and check everything for yourself check in with a few estate agents to get their prices but always remember to factor in the extra costs eg notaries taxes etc etc

Hi

The advice already posted is valid. We have recently been to LA to look at property. You definitely need a car, so you need to factor in the expense of either owning one or hiring. If you own one, there's long term parking providers at Alicante and Region de Murcia airports which appear reasonably priced. You also need to consider utilities and internet etc.

There's plenty of choice of property and you need to 'stand on the land' before you make any decision. Same principles apply to purchasing any property, such as location, location & location.

We had a drive through Roda for a look - it is quite close to LA but I wouldn't fancy walking it from there to LA in 30 plus degree heat with shopping bags etc

You go further inland and you can get houses twice bigger at half the price. Of course, if you wish to only meet expats and speak English, golf courses complexes are good but more expensive and tiny in my view.
