Hello!

I have an apartment in Los Alcazares that I would like to lend/rent out.

From what I understand, you have to get a license to do this. But I have slightly different questions about this, and hope that someone who KNOWS can answer this.

1. Where is the limit for who you can rent out to? Can you rent out or lend to your family and friends without a license? 

2. If you want to get a license, how do you get it? 

3. Do you have to somehow report to any authority that you are going to rent out before the guests have arrived? 

4. Does it cost anything to get the license, and how long is it valid?

Hi Andy,  Great questions,  and I’ll try and answer them.  As far as I’m aware and I may be wrong and I’m sure someone may put me right.  You can obtain a licence from a solicitor or from other sites , just Google Spanish Rental License.  The licence will cost approx 250  or slightly more.  You can lend it out to friends and family without the license but you will still need to inform the police with details of your guests.  Once you have it then i believe it’s permanent.  I also believe that if you rent for 3 months or more then you do not need the license.  Please don’t hold me to my answers as laws may of changed.  Cheers Pete

Pete is very wrong…you apply to Murcia Tourist board for a Tourist Licence..its free but if you need help with the application then you'll have to pay for that help ( try QML on the 525 square) It takes a while for the inspection and then you must register with Guardia Civil so you can register all your guests, paying or not, as they arrive.(I use Check n Scan App)  If you only let to family and friends without payment then you dont need a licence but this is difficult to prove…might as well get the licence to be safe. You’ll need to display a plaque that shows you are licenced prices vary…,,long term lets only of more than 3 months dont need the Tourist Licence.

I’m sorry crissywissy,  I am not wrong…. I got mine through a solicitor, so I’m correct there.  You agreed that they have to let the police know, so I was right again!  You agreed where I mentioned family and friends , so I was right again!! And for a period of 3 months or more you don’t need a licence you agreed again !!   For someone being very wrong I thought I was very RIGHT!!!!   So you are very WRONG !!!!!
