Hello,   we bought a property in Mar de Cristal last year in September.    Although we were advised about our community fees, we were not advised about the Annual Suma (Council Tax) for Mar de Cristal.     I am assuming there must be a charge for this - does it get posted to you?  Does anyone know how much it may cost?   We are hoping to get out to our apartment in July 2021 so can check for any post then - pending COVID etc,   I am just worried about when it needs to be paid as I understand Spain sets fines for late payments.

Yes, we have an apartment in Mar de Cristal and the lawyer who handled the sale looks after all tax liabilities. I think the tax depends on the value of the property, the first year it was just over €100 and last year it was nearer €200. It's paid to Cartagena Council and is for bins etc. Sorry I cant be more specific. Good luck.

Just pointing out that what you are trying to find out about is not "Suma". Suma Gestión Tributaria is a 100% public provincial agency set up by the Provincial Council of Alicante in 1990, so only applies to Alicante.

Probably what you mean is IBI - Impuesto sobre Bienes Inmuebles. It is equivalent to the UK's Council Tax, and covers all services provided by the municipality, from police, libraries, street lighting & cleaning etc. There could be additional charges for water supply, rubbish collection, annual permits for preventing cars blocking your gate ("vado") and so on, though sometimes these are included in the community fees levied by an urbanisation.

Hello Peter,  yes you are correct - this is what I am referring to.   When we brought our property last year in October, our Solicitor told us that she had sent up direct debits with our bank Sabadell for all the bills.  that we opened an account with.   However it looks like this bill will be posted to our address in Spain - and therein lies the problem.   We have flights booked to travel in July 2021 but if the UK Government advise that we have to self isolate upon return to the UK, then due to our jobs we will  not be able to go.      

I am getting very worried and confused about the bills you have to pay in Spain.   The solicitor that we used at the time of purchasing our property was good but is no longer interested really in helping or explaining to us re. payment of ongoing bills (she just said the DD are set up with your bank) and neither is Sabadell being helpful even though we took out a small mortgage through them to buy the property.

So far our solicitor set up the Water and Gas and also gave us the details to pay the yearly community fees - so that is all okay and sorted.

What I am a little unsure of what yearly others bills there are - we are non residents  -   would all of the below need to be paid as well?   

IBI (yes I agree this should be paid)

Municipal Tax payment 1, 2 or 3   

Murcia Region Tax Payment, 

Generalitat of Valencia Tax Payment, 

Income Tax payment (IRPF Model 100).

Can anybody recommend someone we can get in touch with to find out how to go about paying these bills from the U.K.  if we cannot get to Spain.  

Thank you in advance -  I just want to be sure  I am paying all the bills that need to be paid.   Our property has a cadastral value of 60,000 Euros.

Hi Peter,

I am sorry - just so you are not confused - although the Solicitor set up Direct Debits - when I look at them -  it looks like the Sabadell Bank has done it automatically.   The problem is that there is no reference numbers or amounts to pay - just an empty Form to fill in which we must fill in with all the relevant details, i.e,. reference numbers and actual amounts to pay which we cannot do if we do not know what the amount is!

If you go into your Sabadell online page, you can see what direct debits you have authorised and if you have any queries about them, you can either phone their customer service line or "chat" live with their helpline. The "voluntary" period for paying the IBI is usually quite long and nothing major will happen if you don't pay it within that period, which gives you a discount for early payment. Payments after that are still OK but with no discount. From your list, I can't see why you would pay anything to the Generalitat of Valencia, as your property is not in the Province of Valencia. IRPF is income tax for residents and we do our Declaración de la Renta between April and June. If you are a Spanish tax resident, consult and fill out Form 100 (Modelo 100) in order to make a Spanish income tax declaration. To apply to pay income tax as a non-resident of Spain, use Modelo 149. You can then make your income tax declaration on Modelo 150.

I believe its Cartagena. Our tax was debited a few days ago.

The title SUMA means nothing outside the Valencia region. You should try to be accurate in what you call things as we have found the the Spanish tendency is to shrug shoulders and be unhelpful if you use anything other than the correct word.
