advice on retiring to mar menor area

Hi All

My wife and I are looking to retire to spain and are interested in the Mar Manor area but have yet to visit there and would welcome any advice on locations perhaps if I give a bit of what our preferences are it would make things clearer

budget tbc but approx 80k euros prefer a house  semi /townhouse/villa/quad  not hilly or remote set back from the coast ( 20 -30 mins ) ok with amenities( supermarket bars restaurants chemist etc) we like a local bar close by for a nightcap and with good bus links to a larger town or/and beach a pool would be a bonus but not a must but outside spac  is

our thoughts are if we can find anything meeting our preferences we would visit and spend some time there and see if its for us Therefore any advice and local knowledge  would be invaluable

Hi, we moved into our house in September in San Cayetano. 10 mins drive from the beach. It’s a lovely village with a few bars, restaurant, supermarket, bakery, bank, chemist, medical centre etc. We have been made really welcome & are loving our retirement in Spain. Julia

Look at some local estate agents...80k is a small budget for a house plus add about 12-15% fees and taxes. If you move inland public transport is not great to anywhere. You really need to budget for a car.Best come and see for yourself ..or think about an apartment for your budget....you also need to prove an income of around 9k for both of you to apply for residencia.

How is the property market there ie house types availability and prices also, as we won't want to have a car, how arethe transport links

Public transport here is random and almost non existent in some areas...google property in Sucina and San Cayetano....eg....not a lot within your budget...why not rent first?

I live in El Mojón. It’s dead/quiet in the winter with just a couple of local bars open. Close by are San Pedro del Pinatar, Torre de la Horadada, Pilar de la Horadada, Lo Pagan which have shops, bars and beautiful beaches, also a couple of marinas with cafes and bars. I’m 2 minutes from the beach and there are lots of lovely walks and bike rides to do by the salt lakes. The mud baths are in Lo Pagan. It’s very flat in all of this area for bike rides and if you want to go further afield, car hire is very affordable especially in the winter. Public transport is hopeless although there is a local bus in Torre de la Horadada which will take you to Cabo Roig and Playa Flamenca. There is a bus station in San Pedro for Alicante and Murcia 10 minutes away by bike. I have an electric trike and I love it!

Hello Douglas.  Like others say the 80K budget is quite low ....prices have been going up in general with property the past few years.  If you put in a low offer on a property then bear in mind that the Spanish have a Cadastral Value System and it catches unsuspecting people with a financial hit ....just google Cadastral.  (Unlike U.K. completely).  There is as others say approx 12% to pay to the Hacienda system added to the value of your property price.  There are other extras to think of if you are not a fluent speaker ....employing a Solicitor all costs ......for the Residencia and the Padron.  If you are not entitled to U.K. Health System that is another ‘add on’. If you buy into an urbanization then there will probably be extra  monthly outgoing in fees.  Certainly living inland the public transport is not the best hence lower prices.  

One area that may appeal because of the budget could be up towards La Zenia and Torrevieja as apartments well under 80K.  Buses around there too and probably a good area for ex-pats.

Have a look further south near Aguilas. On the coast, reasonably flat! Calabardina village and Los Collardos urb. Both have properties within your budget and a regular bus service.
