I am a non golfer who has a holiday home on MMGR. It’s a beautiful well maintained resort. If you are thinking of buying consider location, close to hotel or boulevard facilities is best especially if you want to rent out.  There  are a number of restaurants on the resort and more outside (El Boulevard). Consider orientation, I would avoid north facing (tho others may differ) Competition is fierce on the rental front, those with private pools will always rent first.  There is a well stocked supermarket.  Community fees are high, I pay €167 for a two bed villa (MM1) which includes internet and villa painting every 5 years. I reckon the annual cost of having the villa with pool standing empty is approx €3,000 per annum.
The downside is it’s a bit of an oasis in the middle of nowhere. There is nothing in the way of public transport only one bus running to Torre Pacheco. A car is essential.
The nearest beach (Mar Menor) is 10mins by car, however, It’s waters have suffered badly over the years from storms and agricultural run-off and it lost its blue flag status a few years ago. I for one would not swim in it, it looks revolting.  There are many lovely beaches 20mins north where you can swim in the med.   Hope this helps
